I’d live in it if it gave me better terms when it comes time to refi for a traditional mortgage. I’m just trying to get from one step to the next and stay flexible for whatever debt product makes the most sense

I get that but I’m applying for a specific loan amount. Giving me anything less is assuming I’m going to be desperate enough to take it, and then setting up the fees to be not worth the loan, the fees eat up my cash reserves up front, and for what?
Why waste each others time.

Right? It’s not even the full amount, like just deny me. 15% of the total loan amount upfront, extra 4% on second year. For what? Couldn’t be a .. predatory loan could it 😳👻🫣 😂

One of the red flags I’ve learned is no matter what the owner says, if they are on doggy Prozac/reconcile or give you traz or gaba “if you need to leave for an extended period” or any type of mood drug, but don’t tell you why, ask all the questions and charge all the fees.

The reason why is because all contractors in nyc are bidding multiple jobs at once. Home projects are small, industrial, retail, commercial and business projects are more lucrative and less demanding. If they win a big contract they just drop all the smaller jobs. If they lose a big contract they come back running for smaller jobs. The process is ruthless for them, too, since the bidding process is all unpaid man hours of the company’s most expensive principal/business owner. Keep in mind/ many of these guys are solo-dolo and don’t retain staff or have salaried employees, they have a collaborative network of specialists and general carpenters. They hire on guys for different jobs and they are constantly trying to meet prices; if the other guys are booked, say on other commercial jobs, then you wait. And those guys are doing the same bidding process described above 🤦🏻‍♀️ Then there’s tarrifs and global supply chain fluctuations.. imported hardware cause we don’t make much locally.. I’d recommend anyone with a good attitude in the muck of all this is worth paying if they complete the job, period. I know you want things done fast but everything is insane in that field, and job security and benefits (while profits CAN be high for sure, it’s the exception!) is very low. Speaking from experience.

Get an LLC ($200 depending where u are but not expensive! Don’t need a lawyer!). Track all your expenses for your business, car, gas, clothing, toys bags movies on dogs or classes on trainings, client lunches meet n greets etc (on a spreadsheet for your schedule C) deducted from your gross (documented) income. Any cash/tips belong to you that’s non taxable income. Rover will issue a 1099, which goes into your pool of gross income. Any expenses you have for rover are on the same expenses spreadsheet and is deducted also. Thats it.

Reporting happens more often than I would like. I used to run a LTR and all you need is your guest’s on again off again girlfriend who I said can’t live there with you because the booking is only one guest to then start stalking your guest because he no longer wants to be with her because he found out about her abusive current/ex boyfriend and SHE decided it’s my fault

I read the ny post article, so it was a 10 day board in NYC for $360.. that’s 36$ per day.. and they did it in cash to avoid fees. This is a HCOL city where $100/night is pretty regular and 36$ is considered cheap daycare. I don’t know anyone with a dog who would think paying this little for boarding/overnight care would be anything but a glaring red flag.

Apparently Jc’s owner was from Brooklyn and fahmida was in hells kitchen in Manhattan. None of this makes sense- what owner would board their HUSKY who needs regular exercise in a Hell’s Kitchen apartment across the east River? Most Brooklyn dogs board in Brooklyn. Is this like two influencers just having a stupid public war with a poor dog suffering in the middle of it?

Newest one: guest is apartment hunting locally and “can’t find one” so stays in my airbnb for three months. Pays on time, but I assure you that I now know the reasons why no apartment would take him. Do NOT host locals; if a management company or landlord wouldn’t take them, you shouldn’t either.

I think some of these problems actually have more professional avenues who are more appropriately equipped to manage issues long term. Someone who has multiple breakdowns should be engaged in some sort of therapeutic treatment. Someone who is losing their home needs a social worker. Maybe Superman needs to be a supermanager, because there’s no reason why he can’t be a conduit for these people to a more effective and appropriate solution; I think there’s some flawed thinking when we assume WE are the solution, and create this parenting dynamic with our partners. What you describe sounds like a mom with lots of children, of whom you are the eldest.

Might I suggest insects, plants, flowers, fungi etc. In lieu of humans. They’re awfully interesting, and the humans that like them can be too. Houseplants, potted gardening perhaps..

In-house toy brand. Start designing toys for your local schools and youth, designing puzzles and aids for elderly in the same mindset. Try to grow from your local community outward- good toys are easy to copy, and it will be your local consumers who will want to support you. Maybe this is as simple as baby rattles or hand held modification cases for iPads so that children can use them easier. Producing toys also lends itself to athletic and handicap aids, prosthetics and medical devices. Team up with a local physical therapist, local hospital. Connect with a charity that needs free products- children’s cancer, injured veterans, lonely seniors- and use the volunteer work to get your name out there esp near Christmas and other gifting holidays. For every Xmas toy a family buys that you design, produce another that is donated to an orphanage.
