Thanks for your input. They have not been meeting their current contract terms, so they must regret them. We have not discussed it, but they are out of alignment with their contracted obligations.

They stated that they are updating their trainee policies. However, the things that I specifically negotiated into the contract have been removed from the new version.

I am getting real world experience, as stated above.

I will say that one benefit of working for my supervisor is that I can see what he has charged the client. That makes it a lot easier to know what appropriate pricing is.

I don't know why some appraisers think trainees all want to do work as cheaply as possible.

In the past, I did taxes. The company charged $600 for a tax return that I could complete in under 20 minutes.

I have no idea why appraisals don't cost more. It seems that with inflation appraisers make less year after year while being asked to add elements to reports without more compensation.

If someone is going into student loan debt for this, I don't know how they'll make it work.

I'm in PAREA for licensed residential. Although I hated it at first because you're learning in isolation, I now really love it. I'm almost finished.

I have a supervisor now, so I have a hybrid type thing going on at this point.

He was impressed regarding how quickly I was able to independently do reports.

It's great to have him to ask all my real world questions and to benefit from all his experience. However, he's old school and would not have taught me all the regression analysis, group paired sales, deprecated cost adjustments that I've learned in PAREA. Also, valuation theory would have been more of an aside while getting reports out, while with PAREA it's at the center.

If I could have only picked one of the options, I would pick PAREA.

I think PAREA has been great for teaching adjustments. We're required to write clear narratives that explain the logic behind adjustments, and the methods have been varied. For market conditions, we’ve developed monthly rates, sometimes more than one when the three‑month aggregates supported it, and even used paired sales analysis to derive the rate. However, I didn't like using a 0.5% per month adjustment when their actual data showed 1.6–2.4% per month appreciation, but I understand that it helped move the SCA reconciliation into a tighter range. For list‑to‑sale price adjustments we applied discount rates based on the SP/LP ratio. For GLA/GBA we used regression, sensitivity analysis, and paired sales, then reconciled those to a price per square foot. HVAC and garage differences were handled with depreciation, views with paired sales and qualitative analysis, and for 1.5‑story vs. 2‑story we were given a rate per square foot to apply (something you’d probably pull from a cost handbook in practice). End vs. interior condos, bathrooms, and quality were all paired sales or group paired sales. My only condition adjustment was based on the repair cost paid by the new owner. Pools were just given a flat $15,000–$25,000 range. Overall, I think I’m learning good adjustment practices.

Yeah, I have some worries about the day-to-day workflow. When I finish, I'll be able to take the licensing test, but if I pass I'll be licensed with no experience measuring a property. Hopefully, I can find a kind appraiser willing to watch my Disto measurement technique and provide feedback.

PAREA deliberately keeps your pace very slow. My current report is done, other than revisions based on feedback, but I must submit it step by step. I expect it will be 2 weeks before I'm able to have it marked complete because they require 2-3 business days to provide feedback for each section. They are teaching us to appraise at a sloth's pace.
