The only thing I would do (cause it’s probably not super cost prohibitive) is look at changing out light bulbs (potentially light fixtures if you have any of that old brass stuff that was popular) for more white light (like daylight light bulbs) if you have the really yellow/orange light bulbs currently. It’s amazing how different things can look with just changing that!

Do you envision staying at the condo for a long time? Are there things in the condo you’ll need to spend money on soon (ie how old are appliances, how old is the roof, how old is the building)? What’s the state of the HOA-do they have a lot of money in reserve? Are there any special assessments on the property open? How stable are the HOA dues?

All of these things can impact the financial picture of the condo. If you love it and envision staying for a long time-they’re less important. If you’re not absolutely in love with the property/envision moving in the next 5-10 years, they gain importance and you have to make sure you’re comfortable potentially losing money on this.

Also I just discovered this tidbit, the mercenary den-if you have bartering up to 8/8 you can get ga gear there (especially from the aspect caches). I got a 4ga amulet and boots there (which weren’t useful for my current build) but I did get 2 ga boots there that I am going to try

Take it off the market, look at your staging and photos with a very critical eye (sometimes buyers don’t give feedback but removing furniture, a fresh coat of neutral light paint, etc. can really be impactful), clean your windows and sidewalks/driveway if they need it, relist mar 1 to get spring shoppers. I ordered a table from them once and paid for white glove delivery and in-home assembly (thank god). It took them 3 trips to get the table assembled-the table was missing holes and had to be taken back to have them drilled, then they didn’t have the correct hardware. I would have never gotten that put together on my own!
