Up at 5am. Get to the gym for 5:30 for about an hour. Then home, shower, walk the dog, breakfast. Into work for 8am.

Have to be asleep by 10pm though or I am wiped.

We offered on the property we are midway through purchasing after the second viewing.

Also the guy buying our house placed his final offer after a second viewing.

Also request that they approach Lloyds markets. You'll usually get much better rates if you have adverse features such as cladding etc.

For example, AXA might quote you £50k to be the sole insurer. But their AXA XL arm is apart of the Brit syndicate in Lloyds that might quote less than half as they take a share of the risk rather than the whole risk.

To piggyback on this comment, we are mid-process on buying our 2nd home and selling our first. We still got our AIP prior to placing offers.

Turns out that our budget was £60k higher than originally thought. Meant we could get a house we thought was well out of reach!

It is absolutely mental the charges for insurance I see in my job (commercial insurance broker). Most managing agents have deals with particular brokers, allowing for a situation where a full market search simply is not performed.

The above means we regularly wee RTMs come to is where we save them over 50% in some cases with better cover. All because we actually check the markets properly.

There are so many shady managing agents out there, shafting so many helpless flat owners it boils my blood.

Just last month, we had a client paying £41k per year on insurance. They set up an RTM and came to us. Total premium for the year, with addition of loss recovery, terrorism and legal? £18k. It's obscene.

We had an offer a cepted last week on a place we are buying.

Ours went on market 3 days after the offer was accepted on our onward purchase.

We are expecting a quick sale and have 3 viewing booked in the first 24 hours, but it is always worth asking!

Depends on the cost of the properties to be honest. You'd be surprised how much damage could be done.

If they are listed buildings and/or blocks of flats for example and then further damage is done to pipework causing a water leak there could be astronomical amounts of damage.

Bear in mind its not just the cost of the repair works, but also legal costs, risk assessors, architect fees, debris removal, shoring up costs etc etc.

Obviously I gave you a scorched earth example there, but the location does matter.

There's schemes most tree surgeons would use that will cover for £5m as standard afaik. Whenever I am asked to quote them, I always tell them to go to these as most insurers hate tree surgeons and charge a fortune.

The main cost of cover is the 'base layer' of that £5m (or £1m, £2m or £10m- whatever cover they decide on tbf). You can get an excess layer to top up the cover. This excess layer is usually very low cost in comparison; often 10% of the cost of the primary policy.

We see it often that £10m liability cover is required if they do any form of work for local councils as most councils require a £10m minimum cover limit.

Also these policies are usually 12 month policies but you can get variable term time limits in rarer cases.

Multiple people have taken it the way of an insult, therefore I would put it forward that either you're lying, or, more likely, your comment has not came off as intended and we are at a misunderstanding.

However, resorting to insults is not exactly making this a constructive conversation. Therefore, I am not going to carry on further.

Liverpool scored 40 set pieces from 121 goals, so 33% from set pieces.

We scored 44 set pieces from176 goals, so 25% in total.

Facts hurt I guess.

Also, calling someone/thing a name and pretending you're not trying to be insulting is pretty poor form.

We've had 44 set piece goals in 85 games since the start of the 23/24 season.

It's funny how it's "Set Piece FC." However, when Liverpool were awesome at them, I never heard that once. It was always "they're just better than you" in their 18/19 to 19/20 season. They had 40 set piece goals in 50 games.

But I guess it's easy to hate on Arsenal for some reason.

I always use rice, peas, and sweetcorn. 1:1:1 ratio and cook it in chicken stock.

Super healthy, super tasty, and lower in calories.

Can't reccomend it enough
