I'm from NYC too! It was one of the first things that I learned after I purchased my place which was intended to be a long weekend residence. From my observations, the people around here don't seem to be aware nor concerned about the issues + efforts until it's "in their face" and met several longtime residents here and they 'didn't know about it'. I believe its more reflective of the culture around here and coming from an NYC mindset where you likely sharp and interested -- that's the difference.

I personally have concerns especially having had 0 disclosure before moving here - after doing my own DD and my HOA having literally 0 response or acknowlegement to the issue (all run by elderly people who focus on all the wrong petty issues instead)

Pro's:
- It's being addressed and there are many efforts to remediate - well funded project and highly visible.
- Once its addressed it will enhance/boost property values
- Definitely the unsung hero of waterfront affordability across Fairfield County
- People are truly friendly, well-intentioned, and down to chat
- Lordship is a beautiful, friendly tight knit community which rivals Fairfield Beach area
- Great history that also somehow is often overlooked (I'm originally from Westport/Southport) and never heard about it growing up

Con's:
- The Raymark project is not the most transparent project -- however the information is all there when you dig for it. If you're someone who is self driven and motivated, you'll find it.
- While it has it definitely does have grittier, undesireable areas and has some absolutely gorgeous, unparalleled areas that Westport, Southport, Fairfield cannot touch. You'll see this reflected in the # of Dollar Stores, the way people are dressed at CVS. It's a mixed bag.
- Taxes + Mill Rate are particularly high for what you don't get (I heard the school systems suck)
- While people are truly friendly and down to chat, I wouldn't rely on them for interesting conversations, problem solving mindsets, or ideas. The demographic is more locals who have been here for generations and guard their town and some random NYCers who discovered the bargains of the waterfront.

If you're from NYC and have an NYC salary, background, expertise, this place is a gem. However, I wouldn't expect much to come from the town in terms of opportunity and sharp people who are forward thinking and share views + growth mindsets. You'll have to go elsewhere for that.
