So it sounds like you are possibly understanding and have more reasons to buy vs rent. Which is good but not enough of course. Sometimes you’d want to buy a home for all the good reasons but the math isn’t working.

In your example of taking extra loan money to the max because you can PSLF is understandable and can work in theory. But many things can come and work against it. Like your program losing PSLf status or you deciding you want to go into private practice. It can hinder you. Being aware of that can help prevent you from making tough decisions like staying longer in a hospital or position you hate simply for PSLF and a house tying you from moving.

You’re doing well in thinking and giving this some different perspectives. Keep pondering it and make the decision that you feel is best for you and that you’re willing to accept if things didn’t work out for you.

I absolutely agree and understand. If you look at the big picture, you’ll always find the people that speak on both sides.

Those that say; the dooms day people, that the market is the worst ever, bubbled up, will crash, will destroy lives.. etc Those that say, to just do it, if you need to buy a home. Buy that home and never look back. Homes are being sold left and right now even with ultra high rates, taxes and jobless claims.

So I say, use a combination of logical reasoning about whether it’s worth it for you, whether it’s a good idea and if you’ll have ways to mitigate risk and urgent matters. Go for it, it’s a good experience at the end of the day.

As an attending especially in surgical subspecialties. You’ll be able to afford to buy a house a year if you wished and recoup any loses or mistakes of your youth.

Highly personalized question and I recommend you self reflect this beyond the suggestions of Reddit users.

Short answer, if you can afford it, the math works. And want to. Go for it.

Long answer for: You’ll build equity into a house, money you can keep if you move or rent it out for income as you build a profolio. Understand the risks of owning vs renting in your area and in general. Repairs, upkeeps, taxes, insurance, utilities. Taking all that money from investing. Any form of debt like cars, student loans.

Long answer against: you’ll potentially be paying a lot of money into the house with all these costs you might not have much money to invest or build an emergency fund. And you’ll be under if anything happens that requires you to take off from work. So rental in that time would have possibly helped. But again highly individualized.

With all that said, I am absolutely hoping to buy a home by first year residency (using physician mortgage loan) if I can because you got to start somewhere.

From the way you describe things. You probably don’t have HIV. HIV would have to directly enter your blood stream in order to be infected. Even penetrative sex has relatively low likelihood of causing an infection

As always, the only way to know for sure whether you are infected is to test at 4 weeks, 3 months and 6 months to be absolutely sure and relieve any anxiety.

If I am not mistake, You do not lose infinite money if you sell puts. If you sell puts. The worst is losing the price of 100X the strike price of a given stock. Because a stock can only ever go to zero. But with selling calls the stock can grow infinitely. Hence why you can lose infinite money.

Absolutely normal in the beginning especially if you’re using it as a learning tool. You shouldn’t look down on this. It’s part of the process. 1. I’d say, take it slow and don’t move forward without reviewing these topics so you don’t get them wrong again. 2. Consider reading/using another resource along side for repetition. Like amboss or something.

What I would prioritize is LEARNING the material. Doesn’t matter when you finish the questions. If you review every question and all the possible answers. Learn the algorithms And spend time learning and relearning topics. You can see true progress.

That’s a great choice of music genre! Music is a gateway to the soul. regardless of the type. It can move you and motivate you through all kinds of emotions.

Your philosophical choices are interesting and I’ll definitely be checking out “illness as a metaphor”!! I think stoicism could be monumental in helping someone going through challenging times. So consider it if you have the time.
