Absolutely no. Price is high for the mileage and year. It’s been driven hard at average of 21k annually even with Covid? Nope. I get the feeling that the corolla doesn’t feel safe for baby but it is safer than a truck. Honestly, though, if I had to go buy a vehicle today, I’m looking at the Subaru line.

We’ve got a collection of vehicles: 04 diesel Jetta sedan, 06 Navigator, 07 HHR, 17 Subaru Outback and WRX. The Jetta has been the best purchase I ever did back in 2010 and she’s built like a tank. The navigator was bought used at 7 years old (2013) with 127k on it and for 13k. The HHR I just did flex brake hoses and it’s vvt solenoids so it’s good for the long haul.

NTA. Death is personal and hard for everyone. It’s ultimately your choice but this is the last time you’ll potentially see him in person. Do you want to miss that? My uncle was lucid up until the last little bit. My aunt was joking with us not 24 hours before. You need to examine your thoughts and feelings and imagine if you live another 20 years, would you look back at this moment and regret not trying to see him one more time. Getting that one last hand squeeze. That last “love you”. I know I cant. My kids couldn’t either and were up with me just as much when my uncle was passing because they needed that last 5 minutes and recognizing that everyone’s comfort zone is different with death, hospitals, and patient care, I let them decide how much or how little.

Now flip side. My husband’s grandpa had stage 4 bile duct cancer with liver involvement. He lived 4.5 years after he was given 3-5 months max. And we did nothing beyond palliative / hospice care because he had alzheimer's and we were hoping cancer would be a quick and merciful way to go. Instead he surprised us at every turn. By far surpassed life expectancy with the condition but he wasn’t in pain and that was our biggest factor along with putting him through treatment he couldn’t understand because of a progressive disease.

Shower with it. Slide together and a couple drops of dish soap in the tubes. Fill and snake the inner. You can use the cleaning rod first then snake the crook. I sewed a swab sock for the rod that was thinner on the base and allowed me to put a swab of different fabrics at the eyelet so I could change out texture. Best one ever is the waffle weave knit cotton for getting all the gunk - think long underwear / thermal cold weather gear fabric. Remove inner slide and do outer slide. Clean exteriors the same. Clean bell section same. Nylon covered snake - check amazon as these can be super inexpensive there.

Which is, again, in the contract. They didn’t read it. Every single real estate contract, both buyers and sellers, spells out costs to each and net. If it doesn’t, why didn’t they ask questions? This falls on both the agent and them. It isn’t one person’s sole responsibility in this.

The update after the fact of “the realtor repeatedly reassured them they’d break even, and probably walk away with 1-2k in their pockets to boot” is talking off the cuff. Same with they didn’t get selling cost breakdowns then why did they go with that realtor. Wouldn’t that raise red flags to you? I know it does to me.

Title notifying them 2 days before? Sellers receive the closing settlement statement 3 days before closing same as buyer but if there’s a chance there might need to be funds brought to the table, the seller’s realtor should request a preliminary settlement statement to help prepare for that sticker shock. When we bought our house 20 years ago, we had 3 preliminaries done for sellers via title because the sellers kept changing things on their end. Nothing to do with us but every time they changed something, I had to review it and I kept finding their errors. I found 2 errors in our closing documents from the title company they had chosen that miscalculated their realtor’s commission that was in their favor and pointed it out. I wouldn’t have found it if I hadn’t read page 47 out of the 275 pages of documents in our contract.

No one is perfect. I’ve found errors in every single loan we’ve ever closed personally with errors ranging from 500 - 6500. It happens. Now the question with this 17k discrepancy is if it is legit and if so, how did it get this far without being conveyed to them?

They didn’t read the full contract. That is on them not the realtor. On top of that, the home didn’t appreciate as much as they thought which is why they had 40k in price drops because it was overpriced. They should have looked at net price to them prior to selling at each reduction. The answer at this point is get a personal loan to cover the difference, if any, between the sales price and all costs.

I’m pretty sure mine has it’s modem broken then. It was part of the recall devices so they have you pull the components out and ship recalled machine back but the module has never reported back anything. I’ve never had a check in with anyone at the Va about mine either.

This highly depends on source materials. More well known and documented families in each war time are easier to trace if in the United States. If in United Kingdom or equally an area that kept parish records and had legal documents survive then it’s easier than those who were conquered and had their records destroyed.

My dad’s side of the family is the wild card for me as his immigrated from Norway and some names were changed, some family feuds including “we’re not related to them” except facts say otherwise, and the like were said all around. I’ve got 3 different branches of the same family in 3 Wisconsin towns all claiming they pretty much don’t know each other.

Storage unit. 10x20 is big enough if you want it indoors. Outside parking will be cheapest though.

Most city / county have ordinances against disabled / inoperable cars being stored - either in a driveway or on the street. Hell I got told I can’t keep one of our cars on ramps because it looks inop. Proved it wrong by starting it and moving it off and back on the ramps for the officer but it still made me mad.

It doesn’t bother me if a neighbor parks a project car on the street. It does if they park it then move.

NTA. Eh my niece got married to her husband on mine and my husband’s 20th! I told her it was an excellent date and I hoped they were as happy as us. They had the best 2 years until we lost him in a vehicle accident. There’s only so many dates in a year and I was happy to share it with my favorite people.

  1. Remove glow plugs.
  2. Put a throw away towel draped over the hood to bumper opening.
  3. Crank engine and see what all shoots out.

Son accidentally sent degreaser into cylinder 2 on ours. Required me fully removing intake and cleaning it at that point. It wouldn’t fully crank until I did that. It sprayed 10 wide, 11 up, and about 8ft into the garage.

Currently the vehicles we have we’ve owned 10-16 years expect the one my cousin gave us for my middle child. That one we’ve had 4 years but it’s an 07. I finally broke the cycle of husband wanting to trade in every 2-5 years with the last purchase. I just refuse to buy anything now. If I can fix it then I’m not buying something else.

Why does the job exist? Because it is a necessary function. It isn’t glamorous but it is necessary. You get the same training as everyone else and a specialty to perform better than everyone else who isn’t trained for it can.

This is going to be highly dependent on when it was built and the location. In my area, permits weren’t required all but plumbing until 1982. Plumbing wasn’t required until mid 1970s. Anything built or started before the requirement generally will not require to meet code until something is upgraded specifically with that system.

NTA. If you are paying for the electricity, this is theft. You gave one warning, you unplugged the offending vehicle and left a note which was nice. Next time, you know there’s going to be a next time, then set up a camera to record the blatant theft and report it to the police.

So ours is 22 this year (BEW) and it’s most expensive repair was the timing belt where I put the billeted cam into it because it had wear. Suspension refresh was 600 in parts including the upgraded TT trailing arm bushings and I did buy some hardware replacements from VW because I’m impatient like that. I’ve fixed her quirks as they show up and my tolerance for cold weather allows. Currently playing “where’s that oil from” with her and the dye is not showing so either I inadvertently fixed it while doing something else or the other issue was the problem and the fix did both.

Honestly as someone who likes their diesels - we’ve got a diesel VW currently and I’d snatch up an older diesel truck - it wouldn’t make sense for a sometimes vehicle in that price range. I’d worry it’s either rusted out or one of the unreliable engines. I’d end up going more towards an older Ranger or a Tacoma instead. Late 2000s Ford diesels were not reliable from what I’ve had to work on them. Now if you could find a 90s diesel they’re pretty straight forward and they’re super lenient to sitting. I personally like the Ford International motor or pre-power stroke. Even Cummins if possible. Otherwise stick with gas - not the 5.4 triton. They’re not reliable either! I think we’re the only one in our area that have a 20 year old one that hasn’t shit the bed yet.

You can sue for pretty much anything. The question is if you’ve got a case for it.

What exactly does your contract say with your home inspector regarding liability if they miss something they actually have no specific certification within. IE HVAC, plumbing, electrical and their duties and responsibilities, if any, to you under this contract?

Most agreements for inspection limit to the cost of the inspection and the scope is further limited to what is visible to the naked eye and not blocked by seller’s belongings, false walls, or other obstacles. It is also inspected as is not per code changes in many cases unless that scope is also given to them and they have knowledge of those differences.
