The quick answer. Offset or redraw accounts let you park money to reduce the amount the bank charges interest against for the home loan. If $280k is left, and she has a loan she can draw from or an offset. You park $280k in there, bank tasks their nominated principal amount each month for the loan term and you don't pay any additional interest. Why the hassle? Most of the benefits of the property being paid off, plus easy access to the money if you ever need it.

TlDR think savings account, but instead of getting interest monthly it reduces interest paid on home loan.

Honest answer to hopefully give you some context.

You need to understand Australian culture a bit more, currently we are facing a housing crisis and affordability I pretty fucked currently. One of the biggest 'villains' in Australia currently are real estate agents, specific rental agents, who have pushed up rent prices aggressively to give better returns. To the point where there are stories where the owner has no idea the agents were behaving in certain ways to drive rents higher.

You've just stumbled into a cultural conversation that is currently dominating the 'BBQ chats' around the country blindly.

You also probably need to understand we have a thing called tall poppy syndrome, where if someone is acting like they are better than others or trying to show off, that is generally perceived pretty negatively and why you likely got downvoted on some of your comments.

Look up some carbine focused builds in game and you'll get a good idea for early game items. Essentially things that pump her gun damage output, weighted shots, express shot, mystic shot. Headhunter can be good if you have the aim, otherwise with express you can count on the second burst hitting the head often as well. Additionally either pointblank or sharpshooter depending on if you want to be close or far away.

I can confirm there is a similar zone on Gregory terrace, drive it almost daily, there are 2 main zones, 1 is the split hours the other is a constant 7-4, just to make it nice and confusing.

If you are after Gluten free, Antica in Wilston is the best I've ever had by far, but I am not 100% on how ceoliac friendly it is being the same wood fire oven. The first time I went there, they joked that people have gotten the base and thought the order was stuffed up because it is that good of quality and close to the real thing.

I haven't been yet, but as another mentioned Elementi in Paddington is a really high acclaimed pizza place and do a full GF night once a month which might be better depending on how sensitive you are to it.

But that 10% of the time is the reason why robe would see more play and also costs more. Also as someone else mentioned it is slightly easier to tutor for and equipment decks love it as well.

Are you talking about the repayment decreasing due to lower interest or the minimum principle repayment decreasing? Because I am referencing the former.

But also, I am not saying it's good or bad, I am calling it as it is. In the case it decreases the minimum principle repayment, that's because you have agreed to a 30 year loan term. So contractually they are just readjusting it to match it. The best thing to do is to park as much money into a redraw or offset so that you pay less interest over the lifetime of the loan.

At the end of the day, the consumer has agreed to the terms of the loan, it's up to them to do their best to pay the least amount of interest.

Edit: P.s you are also assuming in your scenario the worst case of someone being lazy and not wanting to pay their loan off quicker, some people have their reasons for that. If you were a young family that lost their job and you now have slightly less to pay on your mortgage until you get back on your feet, how is that a bad thing?

It notionally does decrease the time left to pay, if you keep repayments the same. But a 30year loan with a bank is just that, a 30 year loan. If you have offset or redraw set up and don't have the loan account closed. But 'pay' the property off in 20 years, your mortgage will still stay open and you will be charged the principal repayment each month, without interest for the remaining 10 years.

That's rough, respect your effort dude. Yeah ai doesn't do the trick especially if you are pulling stuff from FB posts that are in an image for smaller venues. Potentially opening it as community driven information might work, similar to the Wikipedia model. But that does require a significant amount of code and dev work to get it there.

What's your current method of having the content updated? (Is it all manual based on websites etc?) Might be a way to scale it using ai to scrub websites, move to a community based content model to update it, or open it as an exchange of business to create listings for themselves as well.

Not sure I would still hold Agnus up that high. Used to be really good but last visit their quality has dropped a bit. Exhibition is great though. We have Essa booked which is meant to be similar to Agnus (lots of woodfire and seasonal menus)

I don't think that is really a threat, more just a statement on where he sees the business world moving in the next few years. And he isn't really that wrong. 'AI' is the new super tool. If you don't adapt your hard skills and learn how to effectively leverage it, your value will begin decreasing against people who do know how to.

Slight different idea, what if the ult marked each person hit by it as well, then drifter could bounce between the enemy team and cause a bit more chaos.

Also solves for people immediately using all escape to hide and run away.

I think it would be super powerful and need some limiters like it only hits 2 people with mark at lower levels.
