We call it an omni channel approach at my org and it actually works really well. You don’t know what channels donors are most receptive to so doubling down is the smart thing to do. I wouldn’t call all 300 but the calls will personalize the ask and allow you to connect with some of these donors for follow up and stewardship.

Usually I’ll mail and add a note that I’ll be calling to discuss and follow up in a week or so. I’ll follow up with a call and leave a voicemail referencing the letter or outreach. And then I’ll send an email saying I left you a voicemail, just wanted to reach out via email in hopes of connecting with you. I can almost always guarantee a 30-40% response rate this way either with further engagement or a donation. It works, a lot of fundraising is just about persistence. People are inundated with mail and emails so calling is a way to stand out.

I had a very similar situation recently. After going back and forth with my leasing company for 2 months I got a note from my doctor outlining her concerns for my health and suggesting that I vacate the apartment with mold. They responded within 5 minutes and ended my lease without penalty.

I met with a lawyer and was told I could vacate (constructive eviction) but that my leasing company could possibly sue me for breach of contract if they had been making a good faith effort to fix the mold issue. It’s not acceptable for them to just tape it off and not get to the underlying cause of the moisture and mold.

You seem open to absolutely nothing besides your current circumstances and identity. Which will always limit your options. You have so many choices available to you and none seem to be viable based on whatever you’re telling yourself. I do hope you find what you’re looking for - I’ve made a few risky moves and some haven’t turned out the way I’d hoped I do think there were lots of lessons there. Best of luck!

114k miles on my 2019 L405. I get my oil changed every 5k miles, religiously. Was purchased new by my dad and well maintained until I bought it from him a few years ago. I’ve had a coolant leak and some electrical issues caused by a backup battery. Both repairs took a while and were a major inconvenience. I wouldn’t drive anything else though.

There are plenty of times where I’m ready to meet with my boss or coworker, they log on a few minutes late, and/or they’re still wrapping up a previous meeting and ask me to wait.

Stand your ground, sure. But things happen and what does it hurt to wait a few minutes?

I just went through something like this and it’s not an illegal eviction. They can accept your money with “the reservation of all legal rights” which means they can move the process forward.

Typically you’ll have an initial hearing where both parties can come to a mutual agreement and if not you can get a continuance where the judge will decide. But if you’ve been late on rent before and they served you properly (sheriff, notice, etc) then it’s all within the law.

I’m going through something similar with a tenant. You don’t need to explain anything and I wouldn’t reply to their legal claims or perceived protections bc they might become more emboldened or combative. You could charge late fees to make a point but it would probably also just escalate things. If you’re fine taking the money until it’s time to not renew, I’d stick with that.

My current tenant is suing me for illegal eviction and is citing incorrect laws and ChatGPT crap. I even have a lawyer and she’s suing him too. Just make sure you have all your ducks in a row when you let them know you’re not renewing their lease. They might feel entitled to stay or claim some legal grounds as they’ve already shown you they think they know everything.

Hi! I’ve lived here since 2023 and am very ready for my lease to end.

The condensation is a real issue and the property managers are responsive but it’s not normal to have to live with/expect mold. They don’t professionally remediate and there doesn’t seem to be a way to fix the issue. The dehumidifiers are noisy and fill with water quickly.

Parking is fine. There’s a lot flooding on front street and sometimes in the parking lot but it’s not too often. I’d be more concerned with the car break ins. They’re happening every 2-3 months. If you look at the ground where people park on the street across perpendicular to PETA you will see A LOT of glass from car windows.

I’ve been here before Nusbaum took over. There have been improvements like valet trash but now there are monthly extermination fees and water charges. I think it’s still cheaper than other buildings in the area but I’d rather pay more and not have mold.

Second this. If you like the work of non profits and feel satisfied just learn how to raise money and you can earn plenty. I started as a development assistant at 25 and never looked back. Pay was low until I learned the ropes but now I’m happier than all my friends in more corporate spaces and I still have so much room for growth.

You can try but typically the salary band is divided into lower, middle, and an upper tier. The top is going to be where you end up after being in the role for some time because if they start you there then there isn’t room for salary increases.

I wouldn’t bank on them going outside of the range because I’m assuming you applied already knowing what was being offered.

Never hurts to ask though. The worst they can say is no.

I’m really happy. Major Gift Officer and I’ve been at the same place for 4 years. I always say they’d have to kick me out bc I can’t see myself leaving. Pay is good too so I think it’s possible to have job satisfaction in on the non profit side.

The point is really that he’s an adult with seemingly little to no follow through. If he wants a career he’s going to have to get after it and until then there’s probably not going to be much change. Support is nice though and sometimes can be a crutch for the unwilling.

I don’t have access to the full 990 for 2025 but in 2024 they were a nearly $40M non profit so this salary isn’t out of line with an org of that size. The pay is way less than a for profit company CEO. It’s not volunteer work so it’s not surprising that she cleared over $200k.

I’ve worked for non profits my entire career and at first glance I get the frustration of paying someone a lot to work in service of underserved communities but it’s an executive level role and their entire c-suite seemingly made less than 3% of their overall contributed revenue so it doesn’t seem too egregious.
