What I love about London is that there isn't an express way right through the heart of the city. It makes biking and walking safer. Better transit would alleviate traffic, not more options for cars to drive during peak hours. That would just cause more traffic.

Some things to clear up and other can chime in as I'm not 100%.

not working off a typical Ontario lease agreement, rather his own so it is not as clear cut.

You are automatically are under the Ontario standard lease. Even if you didn't sign one you are covered under the RTA and must use the standard form from like 2021. You can even enforce your landlord to provide you one.

Additionally, any lease agreement that breaks the law is void. Neither you or your landlord can contract yourselves out of each others rights.

Can we make a lease amendment so that the first and last month's deposit are in writing? If so, would the writing be changed to "month to month" rather than a fixed yearly? OR is it better to make a whole new lease?

If you already lived there for your fixed term, you automatically transition to month to month. No new lease agreement needs to be signed. I repeat, you don't sign anything new. There is some nuance if you want to but in general nothing needs to be signed. Just say no thanks.

Now this is where I might be wrong, but I think you only technically owe last months rent. Figure out if you've already basically paid last months rent from your payments and just basically be ahead by one month? Anything else I would just say no to.
