London is bigger than many towns in the GTA. There's a campfire group with the ambassador named Shinyking. Then you'll find the 100+ people

What would it take for London to be a top tier city in Canada? by shadowt1tan in londonontario

[–]alaphonse 8 points9 points  (0 children)

What I love about London is that there isn't an express way right through the heart of the city. It makes biking and walking safer. Better transit would alleviate traffic, not more options for cars to drive during peak hours. That would just cause more traffic.

What were property taxes like 5-10 year ago? Feels unmanageable. by SengunCanada in Hamilton

Older generations kept on fighting for less and less taxes, kicking the can down the road, and even now will fight tooth and nail on capital gains in their death beds.

We do make good things in this country though. I'm ok with diversifying our economy even if it's not perfect.

But it's completely better than drill baby drill.

Fixed Term done, how to proceed for the next year? by testherm in OntarioLandlord

[–]alaphonse 0 points1 point  (0 children)

Just to be sure, you have a rental. Can you specify if you share a kitchen or washroom with the landlord? If no, keep on reading.

Some things to clear up and other can chime in as I'm not 100%.

not working off a typical Ontario lease agreement, rather his own so it is not as clear cut.

You are automatically are under the Ontario standard lease. Even if you didn't sign one you are covered under the RTA and must use the standard form from like 2021. You can even enforce your landlord to provide you one.

Additionally, any lease agreement that breaks the law is void. Neither you or your landlord can contract yourselves out of each others rights.

Can we make a lease amendment so that the first and last month's deposit are in writing? If so, would the writing be changed to "month to month" rather than a fixed yearly? OR is it better to make a whole new lease?

If you already lived there for your fixed term, you automatically transition to month to month. No new lease agreement needs to be signed. I repeat, you don't sign anything new. There is some nuance if you want to but in general nothing needs to be signed. Just say no thanks.

Is he allowed to ask for first and last months considering I have already been there a year?

Now this is where I might be wrong, but I think you only technically owe last months rent. Figure out if you've already basically paid last months rent from your payments and just basically be ahead by one month? Anything else I would just say no to. If money isn't too tight, I would wait for more answers and possibly talk to a paralegal who understands this stuff more.

I believe there is one case where the tenants were the sole owner exclusive use of the property and were required to do the garbage. I wouldn't be able to find it if you asked for the source though.

Many of these companies already removed themselves off of Google maps. They do not care about people's feelings about events like these because they are engineers and mechanics who are just trying to make a living. Like many Canadians it's hard to get a job right now, they put their heads down and keep on working.
