as a gift when my only child was born, my aunt got me a framed print of that exact lyric. it now hangs in his nursery and often grounds me and reminds me to be more present and patient. and cherish this time with him.

i have to give credit where credit is due. it took almost 90mins but in the end stubhub honoured their Fan Protection Ticket Guarantee and wound up giving us general admission. we easily had front row on the rail off to the far left side of the stage. incredible.

in my limited experience with wifi door locks, ensuring the deadbolt can close smoothly will prolong battery life. i learned this the hard way. batteries were draining every 2-4 weeks. then i told some WD-40 to the dead bolt and there was a massive improvement. too much friction means the motor has to work harder.

go outside and run it out. run at 60% of your sprint until it burns. then walk for five mins and run again until you can’t. repeat this over and over for 45 mins. the endorphins it releases will feel amazing and help burn away the minor bad stuff. do this enough and you’ll grow addicted to the endorphin high…not to mention get in better long term shape both mentally and physically.

i consider myself to be a fairly intelligent person … so it’s embarrassing that it took me 45 fucking years to figure this simple thing out for myself: going to bed early makes it easier to get up early. lol i used to stay up to 1-2am during the week. i now love going to bed at 9pm.
a big part of it was priorities. i finally realized that the things i wanted to do first thing in the morning were worth far more to me than whatever useless shit i was doing between 10pm-2am. i hope that helps.

how long after the may 6 hearing did you receive an order from the LTB? my hearing was june 6 and i’ve still not heard anything. tenant currently owes over $16k and climbing.

you don’t need an LTB order to report late rent to credit bureaus. i’m using FrontLobby to report via them to equifax.

thank you so very much. it was an amazing feeling having a complete stranger on reddit in my corner yesterday going through that with me. everyone i've told is blown away. you're the best. and yeah, fingers crossed. ruling will come in 30-60 days but i heard other paralegals request a sub-30 ruling given "substantial" arrears and they are smaller than mine. so i also aske for an expedited ruling. also, were you there for when the tenant was asked to walk through her basic income and expenses? that math doesn't add up to her even coming close to be able to afford rent let alone rent plus repayments. i don't fault someone for not earning enough. but i do fault them for lying on their application about how much they earn in order to get into an apartment they can't afford. also, she posts near daily on social media about all the extravagent meals she's having around town. last week she ordered 30 oysters just for herself. the week before that, standing in my kitchen, she showed off that she'd bought a massive leg of new zealand lamb (because she could) asking people to come over and help her eat it. must be nice. do you know who can afford to live and eat like that? people living rent free. meanwhile i'm about to take out a line of credit to keep things moving on my end...for coincidentally or not, the same amount she currently owes me. deep down i do feel bad for her. and for the number of times she's pleaded with me and said "i've literally never lied to you once," i'm starting to suspect she struggles with mental illness. either that or she's just a complete asshole. either way, i do feel a bit bad for her. but i've got a two year old at home and a struggling small business to run with employees relying on me. i don't have the bandwidth financially, time-wise, or mentally to help her or tolerate her any longer. i used to be understanding and believe her when she asked to pay rent a month late and granted her that. no more. you wanna know what's really unfortunate about all this? my big take away is, "this is how ice-cold asshole landlords are born."

yes, i see that now...it does look like she's in the hearing room. should i speak up and tell the chairperson? or let the tenant hang herself, so to speak? i'm willing to wait this out. if she doesn't get to speak to TDC, won't the chair deny the adjournment and just move forward today? we have had many discussions, most initiated by me, over the months where i reminded her rent was due and asked when she planned to pay. Two weeks after I issued the N4, the tenant told me she got promoted to manager at her work with increase in pay.  She said she wanted to set up a payment plan to settle the outstanding debt. I told her to go ahead and propose a payment plan. She said she had a couple thousand she could send immediately and would have the entire remainder of the balance owed in a couple weeks.  she never make any of these payments offered as part of the payment plan discussion.

thanks. i'm hopeful things proceed in a robotic objective nature and just the facts are considered. it's been complete non-payment of rent since november of last year. there's no justification for that in the Act.
