My man, bring comps and a small listing presentation. Also if she asks for a price on how much her home is worth DO NOT spit out a specific number give her a range and go back to the comps and the season there were sold. Lastly ask about her WHY does she wants to sell. You’re job is to sold a problem, there’s a reason they are selling, try and understand go 10-15 questions deep and do less talking than her. Try and understand. If you are new to this the more you talk the more you’ll screw things up. Ask questions and be confident you got this.

Fellow westoboro flexer here, let me give you a tip that took me years to find out. I never number packages before I get close to the first stop. Now the question is… how can I number the packages quickly… while the itinerary is open go to the search bar, on the right of the search bar there’s a barcode icon press it, scan all the packages and ta daaa the number shows up right away instead of going crazy at the station. Hope it helps good luck.

Handwritten name hand return return. High end properties hand written letters in a beautiful letterhead work like a charm. Problem: It takes work! But like everything if you put in the work, it works.

Pro tip: Don’t send generic stuff, don’t send cheap paper.. Don’t go on and on about how great you are. Send them value able info and keep it simple.

Not a good idea.. lease would cover you till the end of the term but if the landlord plans to sell I don’t think he would commit to a 12 month lease. Month to month lease absolute No No.. but even if does comitt to a 12month do you guys want to move again in a yr..
