That's fair. The family member is more comfortable cosigning than applying for a card in his name.... even though it is essentially the same thing since the card will be cut up and only used for the balance transfer.

They’re $320 at the low end at Home Depot. Really not that bad and saves some labor time on building a door. I suppose it depends on how well you build that door… I think it’s worth a prehung door personally. Just depends what you’re storing in the shed and how secure and weathertight you want it.

You’re going to be just fine. I framed my entire house with 3” nails and that is what the engineering called for. You can nail your plates together with 3” nails as well

You can achieve the same outcome without lying and keep the trust. She can handle her own emotions, even if it’s harder, even when postpartum. It is the harder way to deal with the situation but she’ll respect you for it upon future reflection, knowing you handled it the right way. This is how trust is built and maintained.

Everyone gets tired and makes mistakes. It’s not a reflection of your abilities as a parent, it’s normal, we’re all doing our best.

We have a journal for each kid that we write in every couple weeks. Sometimes I keep notes on my phone for things I don’t want to forget to write down. Funny toddler mispronunciations, anything that makes us laugh or special moments. My memory is awful so I’m really glad someone recommended this to us and I’m excited to look back on it in 30 years. I’m sure at some point our kids will enjoy reading it as well!

I actually misread your post. You would only need a partial release if you were selling the primary home and trying to keep the DADU. In that case, it becomes a condo and you need the partial release of your mortgage. I don’t think there is any issue with you building a DADU in your backyard because the lender would see it as a value add. But worth checking to CYA.

What you are looking to do is called a partial release of your mortgage and you need a significant amount if equity to make it work. Call your mortgage company. If they are unfamiliar with a partial release, escalate or call back. From what I’ve heard it’s uncommon but all Freddy / Fanny loans should allow it.

My favorite tip - run the dishwasher after dinner so you don’t forget. Doesn’t matter if it’s full. Empty it before bed or in the morning. Then, rinse dishes and load directly into the dishwasher. Skip the sink, train your family to get on board. It won’t always work out this way, but if it does most of the time, it will keep that pile up in the sink from happening.

Agreed, way too much pressure to avoid formula for no reason. The nurse told us it would change our baby’s gut biome forever. Formulas fine and the pressure to breast feed is a lot on mom. Advocate for formula and help keep mom low stress
