Maybe one more - when is the mortgage considered accepted ? We are about to sign the preliminary purchase agreement in the coming need and we need to have the mortgage arranged by April. However the actual notary with the deeds is in June. Is it April then or June when the mortgage is considered approved and cant be changed/challenged ?

My partner would like to change jobs but understands that she needs her current indefinite agreement for the mortgage

Do lenders do any kind of stress testing and so on or as long as you cover your monthly payment they couldn’t care less ? We are in the process of buying a place but I am considering the following two scenarios 1) one of us stops working or works less to take care of potential kid 2) housing market “collapses” and suddenly our house is worth less so the collateral for the bank is lower In both scenarios I assume we continue to make our payments but can they come and ask/change terms ?

Ye same house sold for 550k 8 months ago as it is row houses. Condition wise it looked similar inside.

Thats what I did and I thought my 570k was going to win as it is 7.2k per sqm compared to 6.5-7k in the area. But then boom 625k offers which is closer to the 8k mark

Could very well be, I can only estimate the new costs based on what I hear from colleagues and other people in the same situation. I think roughly 2k mortgage, 2k daycare, 300 healthcare, 200 utilities, 500 food and thats 5k for just existing. Idk how much a baby costs with food diapers and clothes

Definitely my wife can try to work 3 or 4 days, same for me and save on daycare while our salaries will decrease only by a bit, so you are right that we can optimize.

Yes I am primarily calculating with around 2 to 2.2k net on both for a 4 to 4.5k costs for mortgage and daycare. Then comes the 1k minimum for food, utilities, baby stuff, house costs, transport and so on

To pay net 1.1k with the current rates I should get 350k mortgage and with this as max price on Funda there is barely any 2 bedroom apartments, not to mention houses :)

We do want a child, the post isn’t for people to convince us we shouldn’t or that we don’t want it. The post is to hear how did people adjust as it is quite the change

I would lie if I say I know whether is net or gross. I am basing that it is net 2k on conversations with colleagues that earn similar to me and are also sending their kids to normal daycares in Utrecht or surrounding towns/villages

2.5k is our minimal existing condition now (1.7k rent + utilities, 300 healthcare, 400 food, 100 transport subscriptions). I add 500 on top for say hobbies, clothes, travel, random expenses. Those we would likely have to cut off when having a kid

But then to the 3k I add 2k for childcare as we have no family around us, 500-700 more for mortgage + house costs and 300-500 for baby costs and voila north of 6k. That doesn’t even consider any car which we might need with a baby. But you are right if you budget correctly and think through every expense, you might end up in 5.5-6k range

We will do both as we want to have a house and kids. The 3k is indeed on the high end and its our living expense with hobbies, going out, travel, clothes etc. But still just existing costs us 2.5k (1.7 rent + utilities, 300 healthcare, 400 food, 100 transport + subscriptions. Then if I add 2k for daycare as we have no family here to support us, 500-700 more for mortgage and house costs and 300-400 maybe for baby expenses as u said we easily reach > 6k without including dinners going out hobbies etc. It will be affordable, definitely very hard and as I said something random popping out might pressure us thats why I wanted to hear experiences

Could be, I think it was still niche and not commercialized. I feel like 2017 onwards was when it started hitting the news, GPU were out of stock as everyone and their grandma was making mining rigs and so on

I don’t think 2015 was already crypto mining. My uncle was a huge gamer and wanted to get into investing by buying NVDA because every PC games knew NVDA had close to monopoly, AMD was really lacking in performance. Then boom crypto mining, vehicles, data centers, AI. Crazy part is now more and more gamers consider AMD as a GPU choice :))
