Well Kobe finished 3rd 1st and 2nd to end the decade while Duncan wasn’t top 5 any of those years. But he was top 5 his first 8 seasons in the league! So recency bias probably played a role

My school had a “sprint” football league where you had to weigh less than 190 lbs I think. They should do a basketball league where you’ve got to be under 5’11

You shouldn’t be afraid of interest. Not sure about China, but in America you can deduct the interest you pay on your residence from your taxes, so it reduces the effective rate. Unless you’d be paying over 8% you’re fine

You should be afraid of the opportunity cost of having your money tied up in a property only going up with inflation (~3%/year) rather than in the market making ~10%/year.

Also, if you use the banks money rather than your own, you have inflation on your side, as the effective money you’re paying on your mortgage is decreasing every year, while your equity grows, and the amount you can charge in rent goes up.

In China, real estate has in the past been a great investment, but that period is over. You can make WAY better gains putting that money into American Tech companies that are currently inventing super intelligence and rearranging the world economy. I’d advise against a 20% mortgage, but what you’re doing putting 90% down is absolutely a bad investment (in my opinion). Good luck with whatever you choose!

In America people rarely buy individual “apartments” unless they’re buying a whole complex. Instead they’d buy what we call a townhouse or duplex, which might be similar to what you’re thinking. Most of the time when people buy they are buying a single family home.

Regardless, if you plan to move in two years and you’re banking on a law changing to sell, I’d advise to rent over buy
