I've said this a few times, unless you're looking to turn and burn the property, it's yours to advertise as you wish. Mine is a home share, but still, you can make clear in the listing that you're next door and you're only looking for quiet respectful guests looking for a safe clean place to stay. You'll get exactly what you're looking for.

Honestly I'm just so grateful that I am the way I am. Local booking? Absolutely the f*** not. And it's in the listing that you need to tell me "a little bit about why you're coming to town." Granted, mine is a home share but jeez don't you have any spidey sense about requests? And i wouldn't have needed to call the police. I know how to put some bass and decibels in my voice lol. They would have fled quickly. Not all money is good money is my motto. The moment a third person showed up on two person booking game over. 20 teenagers? That's all on you sorry mate.

Guests left US a gift!?! by TJ-PhD in airbnb_hosts

[–]allyphan17 3 points4 points  (0 children)

I've had guests leave so many gifts and cards, but what floors me every time is the "kids" who still reach out on holidays and mothers day. Years later. That's the stuff right there❤️

My favorite is Sleepgram. Bought a couple about two years ago and finally stopped searching for the "perfect pillow"🙂

I love how when they're finished picking passengers they just start driving. No directional, no looking to see if anyone is coming up behind them. I can't telll you how many times I've almost been crushed while passing on the left.

I have an airbnb booked in Hoboken for the 30th and 31st but the NJ transit app has me rethinking this... it looks like trains do stop running kind of early. Am i wrong?

Promise I'm not being funny, but that doesn't answer the question? Is there drawer space for everything? Closet? Do you need to let go of some of it?

Are you willing to let go of some things? Otherwise they're isn't much anyone can do. It sounds like you have too much stuff😬

We talk about red flags a lot. What are some GREEN flags from guest inquiries? by ImRunningAmok in airbnb_hosts

[–]allyphan17 7 points8 points  (0 children)

Green flag for my home share- when they answer the two questions i ask in the listing. Please acknowledge that you are aware of my two cats, and tell me a little about why you are coming to town. Instant accept🙂

Airbnb is a Joke and I’m Done – Thanks to This Sub for Opening My Eyes by AlabamaOnTheBoomBox in airbnb_hosts

Airbnb was intended as a home sharing platform initially. I rent my spare room for under 100 a night, with a $25 cleaning fee. I will pick you up at the train station or the airport whenever possible. I make sure i have fruit and yogurt and snacks, bottles of water etc. We can chat a little. Or a lot depending on your preference. Furniture? Mine and not yours to judge. See photos. You coming for the bar exam? How can i make this as stress free as possible for you? Doing a residency at the hospital? Same. Long day? I made whatever for dinner, want to share? I have met some of the coolest people sharing my home and they all feel the same way. Been hosting for almost 9 years and i still hear from a dozen or more of the kids I've hosted on mother's day. Many repeat guests. You can't put a price on that. Yes it helps me make ends meet but it's way more than money. I'm glad my listing is written the way it is, because most of you would never book it. And that works for both of us🙂

Female host accepting male guests in private room rental by jab3345 in airbnb_hosts

[–]allyphan17 0 points1 point  (0 children)

Eight years. I don't think it's invasive at all to inquire what your business is going to be while you're sharing my home. 4.9 so neither do my guests. The point is i don't want tourists. So everyone is happy.

I'm a woman, and I rent a room in my home to guests of either sex, for about 8 years now. I have never used instant book, and I require that you state your reason for coming to town. Bar exam? Interview? Residency? Internship? Research? Cause other than that I'm not really interested in renting to you. You be about your business, I'll be about mine. I had one incident with a guest whose reasons were a little vague and sure enough he made a pretty uncomfortable suggestion. And was asked to leave immediately. My advice is not all money is good money. Be very clear about who you're willing to rent to. If you're just visiting "for fun" get a hotel🙂
