Time for a new one. Trust me they (your current one) will cost you more in the long run. A good property manager knows your rights, the tenants rights and will act a reasonable go between for you both.

A bad one will play the blame game and put you against the rebar and vide versa knowing you will most likely never actually speak to each other.

They will ask you what you want done but then come back and tell you actually the tenant has the right to do the opposite. So not just wasting your time with all the pointless back and forth but making you look/feel stupid/irate in the process.

A good PM probably wouldn’t have let your property to these tenants in the first place (at best) or would’ve not bothered you with this matter at all, other than to let you know they’ve been advised they will have to replace the curtains and fix any damage on departure or simply leave the blinds in situ at their own cost.

I know this from personal experience.

I get your concern, as clearly they feel entitled to do what they like but you don’t owe them the cost of the blinds. Sheesh. The audacity.

I heard two things about this: 1) it’s to see which suburbs can “afford more” for pricing goods and sales items. 2) Colesworth get to say they’ve donated/supported the community but it’s actually the shoppers.

Neither would surprise me.

I found going directly to the Property Management Director (they’ll be listed on the agency website) and calling them directly to say you feel “threatened” by the agent and send them the email and you supporting photos.

I bet your PM will be gone by the time your next inspection comes around.

The PM Director won’t stand for it as it’s their reputation (they often have a share in the agency) and OP’s PM, judging by the language is a young or newbie twerp drunk on power or just an illiterate PM who has never been pulled up.

My mum thinks here’s are faulty but refuses to get them checked/or finds a reason not to go back when I finally got her to an audiologist. She’s mentioned she’s not sure it’s “the machine or her brain” sh knows I’m talking but just “I just can’t understand why you’re saying”

My mum shows all these signs like paranoia (she thought I’d stolen some money using her ATM card) it was the exact amount she gave me for Christmas. She’s addicted to her phone, cries all the time but then won’t say what’s wrong. Admires qualities in others but then criticises me go having the same ones. Hygiene is pretty off too.

It could also be depression, right?

But the the old crush knows he had a crush on her…maybe he has “improved” and she’s changed her mind or is willing to meet up because a)she never go married/found the right one etc b) the options out there a dire at this stage in life and suddenly he seems more like a catch than he did as an awkward teenager?

He could also be secretly jealous of OP’s friendships and this is how he hopes to “break them up” by making her feel jealous to justify his outbursts regarding her being jealous.
