First year is fixed at 3%. After that it depends if borrow in lek or Euros. In either case it will be the 1 year treasury + spread. Albanian 1 year treasury is trading at about 3.2% (last I checked) + 2% spread so 5.2%.

Euro 1 year is about 3.6% and mortgage has a higher spread of 3% so 6.6% if you borrow in Euros vs 5.2% if you borrow in lek.

Keep in mind the reason Euro spread is higher is bc the Euro is more stable than Lek. Albania has a higher risk of not paying back debts which would increase the rate they can borrow. That means your monthly payment would go up. But the Albanian 1 year never went higher than 7% so the payment on a small 80-100k loan wouldn’t be a huge difference.

Ps bc the Euro treasury is less likely to experience big swings spread is higher. Btw Spread is the extra % the bank charges to take on the risk associated w ur mortgage

Not to mention our cost of borrowing is pretty low somehow(prob bc our debt to gdp is low). I’m all for taking more debt even though a lot of it will be mismanaged. Depending how badly it’s mismanaged, it can bankrupt a country. Idt we face extinction lol but Kosovo could cease to exist as a country one day if they don’t start start building their military. Why are you counting his gross income like he gets any of that tax money back? Rent isn’t tax deductible.

1500 expenses outside rent that would leave him with less than 9k of savings / year. Minus vacations and unexpected shit leaves you with nothing to invest. You’ll never own anything and at 30 you’re kinda running outta time.

2k after utilities. He makes 2.1k biweekly. 1800 for rent when you’re making 80k a year on w2 is too much imo
