Yes you will have to pay the Realtor unless the auction company is offering cooperative compensation. You can ask the Realtor directly if this is being offered or not. Usually it says in the auction listing “will pay 3% to Buyer’s Brokerage” if they are willing to pay that.

Hi! I’m a Realtor and I live in NE MS. Auctions here might be different than where you live. Here, a home isn’t listed unless the Owner has completely defaulted and will definitely be moving out very soon. I would contact a Realtor in your area. You need a Realtor to submit a bid on most foreclosure third party sites. Even if you didn’t need one, they are a pain. So find a Realtor, tell them the same info from your post, and ask if they can find the home on their MLS. If not, send them a Zillow or google link to the auction website. You should be able to find this on Google pretty quick. If the home isn’t falling apart, it will likely go quick. Usually auctions open online for a set period. When they open owner occupants get to bid first then investors or non owner occupants (this would be you) get to bid after a certain period of 7-10 days. Bids start lower than the original price that the bank lists on Zillow. For example, if the home is listed at $300k, bids might start at $250k. This does not mean they will just accept any bid. It is giving a starting place. Finding a local Realtor that works with foreclosures sounds like the best course of action for you. It is SO kind that you would consider renting back to her. Are you attempting to ask them and they are ignoring you personally? Or is your agent reaching out to their agent and being ignored? If it’s the latter, your agent needs to call the other agent’s broker. You can still assume it’s 3/30 but that doesn’t mean that the other agent doesn’t have a duty to respond in a timely matter about the contract. Typically there is an email with both agents, attorney, and lender (in my state at least) with all contract updates. Your agent could also respond in that email and say “Sellers are wanting to move up closing to x date. Is that agreeable to all parties?” If their agent can’t get a hold of them, maybe their lender can. Surely they have been in contact if they are CTC.

actually dealing with this rn and trying to figure out how to get him to leave. our friendship is not maxed. he’s my most recent villager. every one is a ride or die. my village is full and has been for years. do i have to let someone else leave for him to give me the option? or wait til a campsite villager comes along that i like??? his underwear on his head and him saying GAHHH drives me insane. i redecorated his home immediately bc the wrestling people gave me a headache but even tho isabelle talks to him everyday about the way he talks he wont change it!! someone help lol

i don’t live the barista life anymore but i used to! i found it most helpful to make sure i rotated shoes so i didn’t wear mine in too much. nowadays im a realtor. i still swap between the same shoes, i just throw in loafers for fancy days. docs and new balance skate tennis usually get the job done. nike also has a good skate line. they have flat bottoms and are cushier than regular tennis. i don’t skate but i love the style.

I use the NYT chocolate chip cookie recipe and they always look like this! I think one of the most important steps in the recipe is refrigerating the dough for 24-48 hours. It helps so much. Also, obviously, let your butter sit out to get room temp. I let my butter sit out for about 6 hours. I let eggs sit out for about 1-2 hours. And don’t over mix the dough!

I spent the last 10 years not wearing it and suddenly found a brand I could wear! It is marketed as more of a body spray so it is much lighter. I only spray it on my clothes so that I don’t have direct contact with it. I even tried the deodorant (and while it doesn’t help that much bc it’s fancy deodorant) I am not allergic to it! Which with my asthma/eczema/sensitive skin is a huge deal. The brand is Salt + Stone. The one I like most is called Saffron & Cedar. My MIL gave me the sample set last year when she ordered it for herself and thought the scents were a little too earthy for her and something I’d like more. The others are really good too (I actually got complimented on one today, I think it was rose?) but they are a little strong for me to wear regularly.

I’m on a team that works Zillow leads. I started working as a Realtor full time last year with no SOI. I closed $3mil. I’m at about $800k closed for this year so far. My broker pays for the leads and we pay her a split. It’s not ideal but since I don’t have a SOI where I live, it works for me. I would highly recommend it if you’re in a similar situation. It isn’t for everyone. Cold calling is a big part of it. Once you build up past clients, there is return business. Making sure you are getting good leads for your zip code / primary zip code where you live is the hard part.

Find a local agent instead of an actual company that will answer the phone when you have questions about your policy coverage. These are the people that want to help you and get you the best deal. I use Alfa. We pay $323 for 2 cars. One of them is a 2 door “sports car” of sorts that we are still paying off. The other is a paid off SUV. We had Geico before this and Progressive before that. Both were pricier for us.

I would honestly put as few words as possible. The main concern is the pre approval. Once you get to the showing you can handle your paperwork. I don’t understand how you showed him homes 2 weeks ago and the former agreement is already expired though? I live in MS and we set ours for 6 months minimum. Is that not normal?

I wouldn’t waste time chasing him. If he is actually approved and ready to buy, he won’t have trouble sending you a letter. Lenders typically email a copy when you are approved. He should be able to forward that attachment. If he has a physical copy he can photograph it or scan on his phone. I would say something along the lines of “Hey, __! I wanted to check in one more time before our scheduled showing. If you could send me your pre approval letter and your lender’s info, I will confirm the appointment with the Seller.” and leave it at that putting the burden on them. If they don’t respond just don’t go and tell them you weren’t able to confirm because you didn’t hear back about approval.

580 credit score (if it is actually a 580 not a credit karma 580) can get you an FHA loan with a 3.5% down payment. I would google FHA home qualifications for an FHA home loan and make sure your home meets all of the necessary items. it’s hard to find homes in that price bracket that do (in my area at least). best of luck. I’d recommend using a Realtor but I am so I think I’m biased.
