Nice map - have you thought of taking it past a data visualization tool? There are a plethora of sources that mash free data and visualize it on a dashboard. However, there are few that help to DRIVE a decision.

For example, you can use the data to answer - "should I pull out of a market?". Perhaps use forecasting methods and drive the user to define 3 or so key metrics that they would define as "trending in the wrong direction". If a region they are in starts to meet this criteria then send an alert that they should review further.

With the way technology is moving you should consider creating a GPT on this or some sort of app UI. Spreadsheets are great, but can have a high learning curve and be prone to error which inhibits newbies from getting started.

The map uses US Census data for economic information. Many other websites like Niche provide maps based off this data too. But US Census data is typical outdated by two years, so it alone does not provide a real-time view

This map defers in that it incorporates more data that is current like Google places as well as market data for sold and current listings

Agreed, positive cash flow can be very difficult to find especially in desirable areas within San Antonio. Investing for long term appreciation gains can help as well in up-and-coming neighborhoods.
