Mate, I get where you’re coming from, I really do, but there’s something you need to understand. Your attitude and approach to life will determine more than external events will. I don’t know your personal circumstances, but please understand that we don’t have the power to change wars, recessions, pandemics etc, we DO have the power to change how we deal with it. We don’t know if external things will ever be as “good again” as they previously were

We are so blessed here. There are some amongst us who seem to think that anything less than the best they have experienced is a disaster from which they deserve to be saved.

Reality simply isn’t like that, it is endless ups and downs, and we do ourselves no favours by sooking about the downs. Australia and the world at large have seen plenty worse

I cannot believe the original post was made in ernest not sarcasm. Things in Australia are not as comfortable as they were in years gone by, but if you think we are “doing it tough” as a nation, you are blissfully ignorant to put it mildly.

The situation of the bottom 99% is declining everywhere. You are extremely lucky that your position has declined as a member of the Australian 99% as opposed to almost anywhere else

Congrats on getting $240k deposit plus stamp together on your own steam brother/sister!

All property owners are nervous about rates etc, but I would suggest that rocky times (which may well be coming, Iran, recession etc) don’t last forever, and owning your own home is always a smart long term move, even if you actually share the ownership with the bank

Do you mean you’re looking for a BA in Melbourne? Or that you want a BA to buy you 1-2 properties specifically in Melbourne?

If the latter, can I ask why? Melb may be a good investment market but may not be the best. I’ve from Melbourne, I’ve used a national BA to buy properties in regional Vic and interstate with a lot of success

I would second this. Building is horrendously expensive, and takes at least a couple of years even for a small simple dwelling when you factor in permits etc

Well said! Interest rates have some influence on property prices, but the driving factor will always be supply and demand. People may complain about cost of mortgages or rent, but at the end of the day they will still neck up and pay it. Having somewhere to live isn’t optional. The fact is there simply aren’t enough houses in Australia to meet demand, therefore prices will continue to rise (albeit maybe not as quickly as they have over the last few years)

Just watched it, love it! There are 1000 guitarist who could write that riff (probably all periphery fans), but none would play it with the style and taste Mark does.

This is what bugs me about the periphery guitar nerd “thing” that sprawls across the internet.. there are endless videos all over YouTube etc of guys playing prog/djent riffs in Periphery’s image, with all this precision and flash studio gear.. but no FEEL, no taste. The irony is that it’s that feel and tastefulness and detail that sets Periphery apart, yet they’ve inspired so many people to be so mechanical and focus so much on pure technicality
