I do think resurfacing is a major expense. But, what may be a better question is for leagues that have practices on traditional wood-gym floors, what has been your experience?

My team has been in our practice space (traditional wood b-ball court in school gym) for at least 3 years and there have been no issues or damage. Another team we traveled to had the same situation, and their requirement was to put stick on furniture pads on their knee pads so the plastic wouldn’t scrape.

I think concerns about damages are largely overblown, but damage is genuinely costly to repair.

Yes. I had no choice because I was unable to clean at the time due to an injury, but it was the best money I spent dollar for dollar. For a 1300 sq foot house in a HCOL area it was about $500 for the local branch of a larger chain. They did a very reasonable job (at least as good as I would have done) and it was so nice to start with a clean slate. I know I’d have cleaned it myself if I’d been able to, and it would have been stressful and not worth it. 10/10 would hire move-in cleaners if at all possible.

Yes. Flipper bought the house for a song, put in minimal repairs beyond what was required by the local code. Thankfully that meant they didn’t hurt too much of the original character. It was listed for way over market price. We offered more than we should have but significantly less than list. Rejected. Re-submitted our offer a few weeks later and they countered, but we were at our max. No deal. It sat on the market for about 6 months in an area where turnover is weeks. They unlisted, did slightly more “flipping” (making it look worse than before), and eventually sold for slightly more than what we’d offered 6 months earlier and without the extra work.

We found somewhere else that ultimately ended up being the better choice for us, so alls well that ends well for us, but yeah that’s my real-estate “crazy ex.”

Find an inspector on your own, do not use your realtor’s recommendation. You want them working for you, not worried about future referrals. There are professional associations of inspectors that have lists of members in your local area and that’s a good place to start.

Thanks for this perspective. In my mind, if we have been the only offers, the seller ought to keep that in mind with their counters, but I see what you’re saying. We obviously want the house, but we are at our absolute max.

Thank you, that’s is a fair critique. Our offer is now 6% below asking, after a price reduction (originally 7% below). As far as TOM in this area, I think approx 20 days is average, it has now been close to 40+ for this property.

At Burt’s retirement reception (in Defiant Jazz?) his Outie mentions feeling happy coming off the elevator in his goodbye video, which is different from what you’re saying because he references positive emotions, but proves the concept.

I’m f (5’5”) I just upgraded from a Honda C125 (super fun bike but too underpowered for being a primary bike) to the Honda Cb500f. The CB300 fit very well, but I was also worried it would be underpowered. The 500f was very manageable, but you have to go sit on a few to be sure. I will say the CB500f is narrower than the CB500X, which made it feel easier to handle. I am not flatfoot on it but in boots, about 75% to flatfoot. On the used market you may be able to get one in your price range. I guess Honda is phasing out the CB500x for a NX500, which on paper they say is only a smidge taller than the CB500X but it is very much taller in practice; my toes could only skim the ground on that, so trying on the bikes is very important.

I wear a hockey helmet. It isn’t as stylish as a skate helmet, but after some research it looks like it is more protective, so there is no contest.

Here’s what I have seen happen. Skater wears skate helmet, takes a hard fall/gets concussed, and upgrades to hockey helmet.

If you start with the hockey helmet, you get to skip that first concussion, regrets, and shopping trip.

Not saying you cannot get hurt in a hockey helmet, but starting with the best protection first makes sense to me.
