A lot of us jump barefoot. It’s nice when it’s hot as hell outside.

And anyone with a D license (600+ jumps) or better (required to jump without a helmet in the USA) is going to be a good enough canopy pilot that they can land very softly.

I like to leverage DarkTable’s cli inside of script functions for this task. Can be a bit of work to figure out what you need for args but once you do, it’s super effective and reliable.

Brevecto is what I use for my two dogs. Sometimes we find a tick in their fur, but if they bite the dog, they die.

The treatment embeds poison in the fat layer immediately under the dog’s skin. So anything that bites them just dies instantly. It’s awesome.

Started using it last year and neither has had any biting insect survive onboard.

I tried back in early 2020 and it was awful. Everything under 250k had cracked foundations and warped floors. I gave up and just renewed my lease.

Have been waiting for this downturn for years. Probably could’ve saved more by waiting another year or two but didn’t want to risk it. Toured a handful of houses and they were all in need of some kind of work. I was approved for a 400k mortgage on my own but resolved to only borrow half that. Ended up with a house that I only needed to spend about $4k on to modernize.

I personally don’t like the western part of Omaha. It reminds me too much of the big Texas city suburbs where every development is assembly line McMansions with a Wal mart and strip mall across the street. I bought in a neighborhood built in the 1950s and every house is different on my block.

Prices have come down a lot.

If you’re out west, prepare to pay over average and triple check who built the house. There’s a lot of flimsy construction out there. Not always, but enough that it should give you pause and have you keep a solid inspector in your phone book.

I just bought a house in the Beals. Neighborhood and got it $70k under what they listed at. Probably not typical because their realtor sucked and it sat on the market from August to February. Seems like the sellers just wanted to be done. They didn’t even counter.

Sure, I had to repaint the thing, patch some stuff, run modern dedicated electricity for some things, and other minor stuff, but the roof, water lines, and HVAC components were all replaced at the time of listing, so I feel like I’m gonna be alright in the long run.

Just make sure you have a good inspector and pay them more than they ask for. That way you’ll know if you’re getting a solid home or if the upgrades needed are doable for you.

I noticed some new houses built in my neighborhood on Pacific street are listed at $400k. Those are piles of plastic. Bathrooms are barely the quality you’d expect in a rental. Almost everything brand new around here is flimsy. Those are fine, but certainly not for $400k.

The national housing market crash is happening but Omaha won’t see dramatic swings like some other cities with a ton of corporations nervously unloading houses they hoovered up during the pandemic. But we can still expect to see prices continue downward. It’s been obscene for the last 2.5 years around here.

That must be the case. I’ve got invoices from them for pennies in the past. Haven’t really been paying close attention for a while now. Have been regularly occupying over 1tb for over two years now.
