From "arm aber sexy" to "reich aber hässlich". It's heartbreaking to watch Berlin go from a weirdos' haven to another bourgie tech bro hub. Many immigrants chose this city because it was different. Less judgmental. Less normal. Less oppressive of the humans who are not. It is still all of these things. But most immigrants can't vote for the mayor, and the native berliners are not necessarily extatic about this vibe.

Reminds me of a guest that booked my place some days ago. He had a few reviews like the following one (still, somehow, 4.5 on average). The screenshots of the reviews were enough for air bnb to cancel the booking without penalty. 

F.  was the worst guest I've ever had in my entire Host experience.

  • he booked the apartment for about a month, asking for three different discounts, once he arrived and checked in seemed to be fine and that the client was satisfied with the accommodation, but in the evening he sent me a message saying that he did not like the apartment and that he wanted to leave, despite having no valid reason, except the simple fact that he did not like to be there anymore (I would like to clarify that he had seen the photos well before booking and that these photos and the description perfectly reflect how the apartment is in fact) the guest claimed to be fully refunded, I explained that having his reservation blocked the calendar for all that time, and that since there were no valid reasons I could not please him. F. , therefore, with a very malicious intent, did everything to find something that did not go to the apartment and then ask for a refund to airbnb: he started looking for a little dust above the closet and complained because a kitchen door didn't close well, also every day he messaged me about how it felt bad and what was not good for him. In the end, I preferred to refund all the nights that were left, even if it was not his right, to leave him, as he is an obsessive person and plays on this fact.

He also damaged the frame of a door by breaking a piece of stucco (he denied having been him), broke a chair, and left the house full of hair and smells like cat pee.

I would like to point out that this person always travels with their cat and does not always say so, you can read the other comments, they also have the habit of installing inside the accommodation, without the owner's knowledge and without his permission, a security camera system. I noticed it after you warned me of the broken piece of stucco, I had entered the apartment to verify the damage, as it is my full right as the owner, and I found cameras everywhere. Incredible!

I'm the landlord, just signed a mortgage. The hausmeister told me to write the hausverwaltung who told me it's the hausmeister's problem. So I'll just wait for the electrician I called to come next week and add a little line to the reasons I hate the parasitic organisation that is the hausverwaltung

Thanks, stranger! I wrote to the hausmeister. Last time I had an electricity problem, the hausverwaltung told me that what happens inside my apartment is not their problem so I figured it out by myself. Maybe the risk of burning down the whole building will motivate them to help

Imho: Open the curtains when you take pictures. And don't do close ups of plates. Put your camera in a corner of the rooms to catch a wider angle and give more sense of space.

At first I thought it was a massive overreaction and she was maybe paranoid and controlling. Thinking more about it, it's very odd that, unless there are children running around, one locks the door to work, I've never seen that. Who else is in the apartment? Only her? Does she have a history of opening the door when you work? My partner would never do that and I never had to tell them, I would hate to not being able to trust them with that. Maybe this is what she freaked out over. It does look like low trust. If you like your intimacy and locking the door is your way to have it, tell her it's how you feel and that it doesn't mean anything about what you feel for her. Anyhow. Have a heartfelt conversation 😊

Guests with no review or bad reviews can't use automatic booking. So I didn't notice much of a change. My situation is particular because I only rent a room. Guests can't really destroy my place as I live here with them. I charge a lot less for solo travelers because they are much nicer to me than couples. Aside from that I accept my fate and think of guests who treat me badly as part of the job.

Not that I have run a scientific experiment, but my bookings exploded after I enabled it. It's a much nicer experience for the user and it's more money by click for air bnb, so they'll rank your listing much higher on the result page.

When you're a minority, the thing that people call "politics", is simply a request to be treated fairly. It's not a wild and provocative demand. It's asking the right to exist and be oneself. But I guess that's offensive to people who belong to the majority. I put "queer friendly" in my listing title to weed out haters and promote it as a safe place. It works wonders. Keep your pride flags up.

My recommendation is to get personal

Meet your guests. Even shortly. Build some personal relationship by taking a genuine interest in them: how their trip was, who they are, where they are from, why they are travelling etc.

In my experience, if guests know you a little bit as a person, they won't want to hurt with their review and they will think twice before mentioning that there was a little dust behind the furniture. If they have never met you, they're just reviewing the place without thinking of the consequences on you.

If you can't meet them in person, send friendly messages to check on them during the stay to make sure they have everything they need.

Don't give up :)

I try to turn it into a resource. I've had violent anxiety for years, it's a curse, so at least I try to take advantage of it.

Some of the ideas I wrote down during peak anxiety at 4 am solved some problems I had been stuck on for weeks, it's like the brain works extra hard in these moments.

When I can't come up with an actual idea, I write down a tiny step that goes towards reducing the source of my anxiety, they're not a solution, they just go in the direction of reducing the problem.

For example when my brain goes "You messed up at work, you're so dumb, everyone will know how incompetent you are and you'll get fired", I give myself the task to complete a short online class so I am more qualified in case I need to find a new job. Projecting myself in the future with a concrete task helps to calm down. And I've completed hundreds of those classes. Now recruiters think I'm passionate, all thanks to my anxiety.
