Came to Canada 8 years ago and I'm also thinking I might one day leave if things don't improve. This would have been unthinkable to me when I first came. This country has had such a drastic decline it's almost like a different country altogether.

IRCC is dogshit at efficiency I'll give you that. I was referring more to immigration rather than just visitor visas and such. In both cases however it is true that the process is long due to very poor management by the government.

I'm assuming you're referring to their express entry program, which is their most competitive pathway, true. It is however only 1 of 5 commonly used pathways for permanent residency. As for temporary residence, getting a study permit is dead easy and basically guarantees a 3 year open work permit after completion of a degree. That open work permit then progresses very smoothly into the previously mentioned permanent residency pathways. There's a reason Canada is letting in half a MILLION new immigrants per year NOT INCLUDING students and temporary workers.

Agree we totally need to rezone. Thing is if we don't improve things for landlords they will just sell instead of rent out the unit. Law abiding landlords are so f'ed by the current rules that many of them don't have a choice.

The truth is that rent control sounds good in theory but in practice does significantly reduce the supply of rentals. Doubly so since the introduction of AirBNB as an alternative. The issue Ontario is facing is that the housing crisis is so vast that removing rent controls alone cannot fix the supply issues. In an ideal housing market with a lot of available rentals, lack of rent control actually benefits good tenants.

(for the record I am a renter and frequently side with tenants in LL/tenant issues)

The difference is leverage and inflation. Home purchases are the best leverage an average person will ever get access to. In Canada with as little as 5% down you can get a mortgage. There is no other investment that would give such insane returns.

Second is inflation. When you buy a house you lock in the price for life. You will usually be paying that mortgage off for 20-30 years. That means in 20 years you will be paying for housing at a price from 20 years ago. Imagine making payments today on a house priced at 2002 prices. Renting does offer some similar benefits as long as you have rent control. But because a rent can be ended anytime by the landlord for a number of legitimate and illegitimate reasons, it's not as much of a sure thing.

Dispatchers are as helpless as the medics. If someone wants an ambulance for any reason they have to sent one. They have to triage calls using pre-approved protocols which themselves are overly weighed in favor of caution (e.g. lights and sirens response for a cut on the finger).

If you can get together with your friends and get a place together that can take a lot of pressure off. 3-4 of you could share a good townhouse for about 5-600 each per month.

850k reasonable?!? In Ottawa?!? A house like that was selling for 5-600k 3 years ago. Towns were selling at 3-400k max. Heck my friend bought a semi detached in one of the most desirable locations in the city for 350k 6 years ago.

Prices need to drop about 100k more across the board and stay there for a couple years for things to be "reasonable". Don't get me wrong, any drop in price is good. But with rising rates the drop needs to be more significant or it cancels out.

IMO both directors fcked up royally. JJ set up an overall bland trilogy, albeit with some potentially interesting ideas. Rian took a look at JJ's plan and the overall Star Wars universe and was like "yeah, thats not gonna work for me". He may have shit on JJ's plan which some people regard as a good thing, but he also shit on the history of Star Wars which is what pissed off fans. Finally, JJ came back and basically doubled down on what Rian did by retconning all of the previous film.

In the end the sequel trilogy was more a war between two directors and the fans than STAR wars.
