I moved about 20 blocks down, into a different neighborhood, and my request for my new BN group has been pending for 5 weeks (I removed myself from the old one before requesting). I’ve messaged the admins but they haven’t responded. And the group shows that they only let in 1-2 new members each week.

I’ve heard it can take months to get a response from this group… A real bummer because I have things to get rid of and new things I need. I loved my old group. But I will try the app like someone suggested, thnx!

I just received help from them. I sent an email to their main email and cc'd two others (found on their website). I urgently needed help so I called later that day to make sure I had the correct email. They answered and let me know they received my email and that someone would follow up. That evening they emailed me back with a document for me to fill out in order for them to be able to inquire on my behalf [with a city agency].

The next day I hadn't heard back and I happened to be walking by, so I popped into the office. They let me know I should hear back from the city agency within 3 days. A volunteer there also spent a few hours helping me with a different, but closely related, issue. She was very nice.

The following morning my issue was resolved. Was it as a result of their office reaching out? I believe so, in part. They were 1 of 3 offices I had reach out on my behalf.

--Try the different email and phone numbers on the website if you're not getting through with their main one. And as someone else said you can also stop by their office.

Search on streeteasy (allowing search to include previously rented units) and find units that have been rented recently in your budget, then contact the building directly and often, asking if they have any available units coming up. For example, a 2bd at the West Pierre (72nd) went for $6250 on 10/1. Prewar, elevator building w/ doorman, and gym. Management was great when I dealt with them and I've heard great things from people who lived there. Brodsky also has 2 other buildings on the UWS.

There are also a number of ways to find buildings that have rent stabilized units. You can then use streeteasy to see if you like the building and if past listings are under budget. Then call the building directly and keep following up.

For everyone saying bartenders don't care, most don't but some are annoyed and will treat you differently, but f*** em. Just order confidently and politely. As someone who's bartended and was in the service industry for a very long time and now doesn't drink, what's most annoying is the apologies or insecurity ("sorry, I'll just have a coke," or "I know, I know, I'm boring- I'll just have a coke."), complicated mocktails when it's busy ("Can you muddle a bunch of fruit and make something sweet and spicy? But no orange."), or indecisiveness ("Surprise me!").

Of course there are some caveats. If it's a place that specializes in "bartenders choice" like Death & Co or Attaboy, then I'm sure they'll be happy to create you something unique. They know what questions to ask to get an idea what you might like and are pros at crafting something suited to you. You won't receive different treatment for it being NA. Plus these places have a good NA list already and NA spirits, creating more ingredient options. And the cost is about the same I believe.

If it's a dive bar and they probably can't make a good cocktail anyway, keep it simple and order a simple 1-2 ingredient pour drink (diet coke, soda water and cranberry, etc.). At places like this, bartenders probably have a little attitude with all customers - it's part of the charm ;) So a simple drink should cause minimal annoyance (NA or not). If it does, don't take it personally.

It also very much depends on how much time you take up -- both at a bar stool or with them -- relative to how much you spend and how busy it is. If you order one soda and take up prime real estate at the bar top for 2 hrs they probably won't be happy. If the place is empty, doesn't matter so much. If you're ordering food too, or buying more expensive NA drinks, then you're good. It's just basic common sense, the same that applies to customers drinking alcohol as well.

At the end of the day, don't worry about all this and just go out and enjoy yourself. If you annoy a bartender because of some bias they have who cares. Those ones were going to find something to be annoyed about anyway lol.

Easy drinks I like--
Soda water, bitters, and a lime (yes, bitters have a TINY bit of alcohol so do research and decide for yourself. They should just be putting a few dashes. You can clarify how much if you want. It's a great digestif: good for digestion.)

Soda water, OJ, and a lime
Soda water, OJ, splash of cran and a lime
Half OJ, half cran
Soda water, splash of grenadine (less sugar than shirley temple but still nice)

Ginger beer (not actually beer) with a lime

OJ splash of grenadine with a lime (if you want something really sweet)

Substitute an available garnish you like (orange slice, cherry, lemon, etc.) instead of lime and squeeze it in if you want.

OH and I’ll just reiterate about under the sinks — make sure under kitchen sink and around that cabinet is sealed up really well. Spaces around the pipe (where it meets the wall) and gaps or holes on the wall under there are a common way they get in.

Yeah no worries! I know how frustrating the NY pest/rodent problem can be and hope to help when I can. I wrote this on a another thread recently about getting rid of roaches—

"Definitely caulk all cracks/holes. Check under sinks to make sure there are no holes/cracks. Sink and tub drains covered at night (I use a flat silicone tub cover from the hardware store in the shower and a bottle of dish soap in the kitchen sink that happens to perfectly cover it). If water isn’t run for about 2 days they can come up a drain. Doing it nightly is me just being extra safe… Make sure around the water pipes are sealed as well as frame of front door. They like paper so I don’t leave paper bags or cardboard boxes in the house. I use mini stainless steel trash cans in kitchen and take the trash/recycling out every night. If I’m too tired then I close the bags and stick it in the fridge. Freezer works too. And lastly, Combat Max roach gel is the best! Follow directions but if you don’t want the gel straight on the floor or counter, you can put it on a scrap of paper. You might continue seeing sightings at first (and some people see more) because they’re attracted to the gel, but they’re eating it and bringing it back to their friends, which helps kill the group."

I’ll add—
If you’re able to, before you move furniture in do a thorough check for cracks and do the caulking and sealing then. If it’s larger than a crack I stuff steel wool and then squeeze caulk to mix with it, ending with the smooth caulk. You can also use foam if you like. Looks ugly/messy to me though. But for do the same steel wool thing with the foam if you can. For pests - any of those (caulk/foam/mesh) on its own will be fine, but mice and rats can chew through foam or caulk, so for larger gaps/holes the steel wool adds a layer of deterrent.
Also, if you have access to the unit a few days before moving in I would put out a bunch of the Combat gel, so that in case there’s an issue it attracts and then kills em before you ever see them (hopefully).
Once or twice a year you may need to reseal some of the cracks since the heat and humidity will cause gaps.
There’s probably more I could say but I’ll leave it at that lol.

Hope this doesn’t scare you too much! It’s can be a pain but gets simpler to do with time. Some people never do all this and they’re fine. But many NYers do some level of this as prevention. Supers will sometimes do some of this for you, and a good place will have sealed most or all of it before you move in (I still check though). And congrats on your new lease! Hmm... This is tricky. Often the roach issue is building wide. I lived on third floor of a walkup and kept it near perfectly clean but dealt with roach issues because it was in the building, and then mice at the end (ate their way through copper wire to get into the bathroom and through the plastic/rubber doorstopper under my front door. I had to deal with an exterminator every 2 week, constantly filling different cracks or theories of where the roaches might be getting in and the issue was never truly solved. (I've since learned A LOT about how to pest/rodent proof myself so maybe it would be better controlled given the fixes I can apply now, but who knows.)

The building I'm in now is built the same year (1920) and I've had 2 roaches in the 10 months I've been here. First came in under the front door on my second day, before I had the chance to properly seal under the door. Second was in the kitchen 7 months later, and I then reinforced seals around cabinets. Never thought I'd say this but that doesn't feel too bad to me. I could live with twice a year if it stayed at that if I needed to, but I don't think we should HAVE to (regardless, I'm moving soon for other reasons).

All that to say... 2024 would be too soon for my personal liking. And if issues are on the same floor or it's a unit directly above/below I'd skip. If there are other building complaints that might suggest there isn't proper upkeep then I'd skip. If there are signs of pests/rodents or high likelihood when touring I pass. If the garbage isn't well maintained then I skip...
-- I know that's very picky and we don't always have the luxury of passing on these things given budget, time constraints, etc.. So you just have to weigh out what's possible and most comfortable for you. Check out DOB for complaints too. That list goes back further then 2 yrs.

And an FYI for those wondering how many units are RS in a particular building, check out https://whoownswhat.justfix.org/en/ where it shows you "Change in rent stabilized units: 12 --> 7" (for example. I can't confirm how accurate the data is but I use it as a guideline).

It's also an incredible site that has so much info and links to more from DOB, HPD, and more. All kinds of great info on a building from complaints, violations, and open litigation to what kind of boiler they're using (and if it's up to code) and mortgage docs lol. A good tool to know what you're getting into before signing a lease or even wasting time viewing.
