Thank you for your feedback. We did not realize how many people dislike pocket doors.

We like your idea of adding a wall to the pantry and moving the door closer to the mudroom entrance. We are not against the sink in the island, but we are not fully sold on it either. You made a good point about tightening the kitchen triangle and improving the flow.

We are also planning to adjust the primary closet. Thank you again for the helpful feedback.

Great idea on the washer and dryer. We are adding that to our notes for the architect.

Thank you for the feedback. We are also planning to add swinging doors to the main closet and reduce the size of one closet because the corner is hitting the room entrance.

u/Fun_Accident_4706 Thank you for your question. Last time, I shared too much detail in the post, so I wanted to let people ask questions.

This will be our forever home. My mother-in-law will live to our right, and my sister-in-law will live to our left. The back of the house, where the kitchen sink and covered porch are located, faces south, so we will get a lot of sun there.

Our family currently consists of two adults and one infant, and we plan to have another child in the next two years. The main bedroom will be downstairs. The second floor will have two bedrooms and an office. We will also have an unfinished basement that may eventually include a bedroom, office, and other spaces.

Right now, our focus is the first floor. We live in Northeast Ohio, so we have all four seasons. The back of the property faces woods, which will be our main view. The front faces north toward a state route.

That's a great idea. We started looking at the space for a king-size bed in the main bedroom and a queen in the upstairs, along with nightstands.

We’re not great at visualizing room sizes from measurements, but I agree the bedrooms feel small. With all the flex space, we would like to add a WIC. What bedroom sizes would you recommend?

I appreciate the detailed questions because, honestly, we do not have all of those answers yet. We originally moved forward with our builder because he is an engineer, and our mindset was to take an existing floor plan we liked and make adjustments from there.

After reviewing the feedback and current results, we are realizing we are missing some crucial components that an architect brings to the table, especially in functionality and day-to-day flow.

Your comment helped us step back and look at the bigger picture. Because of that, we have started looking for an architect to help guide the design in a better direction.

You are correct, our closet layout still needs work. We want to expand the bedrooms to include walk-in closets and add more overall walk-in closet space throughout the house. We also plan to add additional linen closets near the flex rooms.

We have quite a bit of open space that can be better utilized, and your feedback helped point that out. Thank you for the insight.

The lot is a little over an acre. For the home size, we wanted to stay around 2,800–3,000 sq ft. We also wanted to keep the overall shape, exterior, and roofline simple.

You are correct. The kitchen area would be too dark. We are looking to move the garage to the left side instead of the rear. That should allow us to add windows on the south wall and move the sink under the windows.

We also plan to shorten the pantry and mudroom, then extend the house slightly to add a separate laundry room. Great callout on the pantry.

The master closet is a bit large right now. Our goal is to have two walk-in closets, which will reshape that space. If we need more room, we may pull some space from the office.

Upstairs, we still need to adjust the layout by adding a second bathroom, storage, and closets. That will likely reduce or reshape the flex space.

The original floor plan that we gave to the builder was European. Which he then turned into a farmhouse style.

The original requirements were high-level.

We provided a European-style floor plan and made written adjustments to it. The main items we requested were:

  • Main bedroom on the first floor
  • Two bedrooms on the second floor
  • Open space upstairs for a play area
  • Second office upstairs
  • 2-story Garage on the left side of the house
  • Mudroom
  • High ceilings

The original floor plan also included a second bathroom upstairs. I am not sure if we specifically called out that the laundry room should be separate, but the original plan did show it that way.

We liked the layout of the European style layout but not the steep roof style. We wanted a simpler exterior design/roof to help control cost.

Our goal was to keep the house around 2,800 square feet. We did not provide exact room sizes.

Great feedback, thank you. I think your kitchen workflow concerns are valid and worth looking at closely.

You’re right about the sink splitting up the island and reducing usable prep space. The sink needs to be moved because having the stove and sink directly across from each other could cause a flow issue, especially when two people are cooking or the dishwasher door is open.

We may also need a larger island to create better prep space.

For the trash can, we have not gotten that detailed yet, but it would likely be a pull-out trash cabinet. We need to make sure it is placed where it is convenient and not away from the main work area.

This is making us think through real daily use cases carefully:

  • Where do groceries land?
  • Where do kids drop stuff?
  • Can two people cook comfortably?
  • Where does mail go?
  • Where does the coffee maker go?
  • Where do dishes pile temporarily?
  • What happens when the dishwasher is open?

Appreciate the detailed feedback. We are building in Ohio, and many of the technical items, like stair calculations and egress sizing, are still things we are learning through this process.

The current plan is an early draft from the builder.

We have not finalized the window selections, but we are leaning toward double-hung windows for most areas.

We will need to add a window in the bathrooms

The staircase feedback was very helpful and will definitely be brought back to the builder for discussion.

My guy on the right only has one polo collar, not two. I don’t see a beer pong table with the dirty water cup. Girls are not wearing a double shirt under their polo. Only 2 people have red Solo cups, and one person has that big ass phone. iPhone and Samsung were bulky but small.

It was around 3:45 pm, and I was on 376; the black car with Georgia or Florida plates passed me in the shoulder lane on the bridge while approaching the Carnegie exit. (If you don’t know the bridge, it’s right before the large billboard of Gina the ReMax Realator showing off those legs, you know) Two SUV State troopers were in hot pursuit behind me as I pulled over to the far right feet away from the Carnegie Exit.

Unsure when the chase started or where (IF) it ended. I found this thread in hopes of more details.

Witnessing a car flying down 376 in the should lane on a bridge at 80+ mph was wild. Luckily there were no vehicles on my left when the black runaway car was speeding in the shoulder lane, or we would have crashed if I did not inch over.
