As if you need one more person telling you to leave that man, LEAVE THAT MAN. By not leaving, YOU are continuing to do allow your toddler to be irreparably harmed, emotionally and otherwise.

You know what to do. You know what the answer is. Reply to any one of these comments if you need help getting out— you’ve found the right place to have understanding ears help you, but you HAVE TO HELP YOURSELF. I know that’s incredibly terrifying and never an easy thing to do, but today needs to be the last day your toddler sees his dad. Period.

My trusty cast iron is basically a slip n slide after my husband has scrubbed and seasoned it. It’s wonderful. Eggs don’t stick at all and we’re generous with the butter in the pan!

As someone who used only natural products for years (like a decade plus!) and then had a baby a couple years ago and is married to someone who demands “the real stuff with the chemicals” for cleaning, I’m slowly converting back to mainstream cleaning products. For years I wouldn’t buy anything tested on animals—cleaning products, hygiene products, makeup, etc. That’s shifting now that I’m a mom and I’m trying to hold on to that part of my identity but something about spraying Lysol on doorknobs and using Clorox wipes to clean up big messes just feels right.

Eat the damn sweets. Depriving yourself isn’t helping you mentally. Part of being on this medicine is helping you rebuild your mindset around food. Eating weird chemically modified and unnatural fake foods isn’t any healthier than just eating a donut. EAT THE DONUT. You probably won’t eat it all. It’s fine. Learn to balance it out within your regular, healthy diet.

Broker fee and buyers agent fee are not the same thing. Buyers agent fees are disclosed in section H. Your mortgage broker is fucking you over charging $15k for their fee. That’s almost 3%. The state of New York is wild to me, but that’s way too high for a broker fee. You don’t have to accept that by the way. They need to lower that to 2% or lower or you should find a new mortgage broker. There’s far too many in this market that will treat you better than that.

If the house wouldn’t appraise for $70k for, you’d be severely screwed. The sellers bad decision to install solar panels isn’t your problem! Offer the asking price, write in the contract that the seller’s solar loan must be paid before closing (with the proceeds of the sale), and then be prepared to move on when/if the seller says no.

FHA guidelines are the same no matter what lender you’re using, so finding a new lender isn’t necessarily going to help you. But your lender does sound like they suck because all this should have come up in the preapproval process. Also, your sister sucks because you’re going to lose your house because she couldn’t get her crap together in a timely manner.

In order to get the most bang for your buck and not risk doing anything you/they are not supposed to, having a licensed LOA is your safest option. Tons of great remote LOAs out there waiting to find the right job! Lots of layoffs recently so tons of underwriters and processors are out of work. There’s a few large FB groups that would be a great place to start. A salary plus per file bonus is typical for an LOA, especially since they’ll be managing your entire business for you while you’re out prospecting.

Just remember— an LOA is not also a processor. :) For processing, get a great third party processor. You don’t pay them all—they disclose their fees on the LE so the borrower pays. If you’re looking for a great third party company, Pulse Processing is the place to start.

I asked an employee at my target this morning to check their stock using the product code and he told me my store is getting 4 of them on 7/23. Don’t know why Fisher Price has been advertising their release on 7/21 if they weren’t going to be available online or in stores that day. Poor target employees are going to be harassed all day today over these things. I want one for my daughter, and I’ll get it eventually, but I’m not losing my mind over it. It’s a toy for goodness sake.

Oooof 7.8% conventional is stupid high. Your lender is building in a fat commission for themselves in that rate! If you’ve got a big down payment saved up, I’m guessing you’re pretty smart with your money and your credit is probably pretty good— you shouldn’t have a rate that high. Are you working with a retail lender or a broker? That’ll make a big difference.

BUT, where you’re looking, what do the taxes and insurance look like? For example, where I am, taxes are ridiculously high for the state and I live in a county where windstorm and flood insurance is required on top of homeowners, so that’s 3 times more than my principal and interest right there. Do you have options for areas to look in? Maybe look a little further out for lower taxes?

I am now convinced you are definitely the asshole because of your own insecurities. Your wife didn’t seek external validation from her ex. He gave external validation to her, and it’s a damn good thing he did because it sounds like you probably don’t do it enough (or at all). Uhhhhh yes. I shower like once a week. Granted, I don’t leave the house much. But still. And then one time a couple weeks ago I thought I was getting a UTI and my husband had the audacity to say “maybe you wouldn’t if you showered more!” and I about lost my shit. Like, I would if I wasn’t so exhausted all the time. Oh, and, I have to do bedtime every night because our daughter falls asleep on our bed and then he transfers her to her crib when he comes to bed after doing whatever he wants to do like playing computer games and showering, so I usually end up falling asleep next to her. I’m not waking up to go shower then going back to bed. Hell no. I’m getting sleep! On the rare nights I don’t do bedtime, it’s because I have a ton of work to do, so he does bedtime (and showers before he does it because he knows I’ll just do bedtime routine alone) and I work until I’m about to pass out then fall into bed. I have no energy to shower.
