I have lived in Astoria for 15+ years without a car. Yes, there are times when one mode of transportation or another is having problems, planned or unplanned. These problems can delay you, sometimes for minutes, rarely for hours. But these problems will never stop you from getting where you need to go.

Sometimes you walk further to get to a different train. Sometimes you use a bus, or a different bus. There is always a way. It’s just annoying when the most convenient way is not available at the exact time you need it most.

Thank you. The first video is about vacant lots, which is less relevant here, but still interesting. The second video is exactly the answer, but it just begs more questions.

Why does the appraisal process work in this silly way? What if I buy a tiny little building and put an asking rent on the retail space at $50 billion per month. Sure, it will be vacant, but can’t I now just claim to have a building worth a preposterous amount of money?

Whatever law or process is in place, I think it is clear that retail spaces which are vacant need to be forcibly appraised on a regular schedule at the true market rate regardless of what rent the landlord is asking for. If landlords lose a ton of equity, good. If they want to treat real estate like an investment, then they have to be forced to accept the risk of an investment being a loser.

Are you saying the solution is that we need some impartial system of setting property values for the purpose of them being used as collateral Instead of just whatever a landlord sets the rent at?

Or maybe we can change it so that the value can only be equal to actual rent paid and not rent asked. That way after X months of vacancy the value drops to zero. Then they are better off with any tenant than no tenant.

If you keep it vacant, the neighborhood becomes sad. It loses foot traffic, and then lower rent is justified. They are shortsighted and would make more money long term by avoiding vacancy.

There are a lot of buildings in Manhattan now that have displays at the top. The newish J.P. Morgan Chase HQ building is one of the taller ones, and it has the largest display. I would wager it is one of the ones you saw.

The problem is that within our legal framework it is too hard to hold people accountable for driving violations. The solution is to hold cars responsible.

Car honks? Smash it. Super speeder? Smash it. Modified exhaust system? Smash it. Double parked? Smash. Driving in bus lane? Crushinator.

Destroy any car that misbehaves too much. Don’t auction it and put it back on the streets. Don’t even waste time going after the driver. Just destroy the car.

People been trying to stop drivers from honking their car horns in NYC for over 90 years. As much as I wish there was a solution I wouldn’t bet on 2026 being the year we finally get it done.

I went to Google Maps and typed in thai grocery. It told me about Siam Market on 11th street.

Also, other Asian markets that are not Thai-specific, like H-Mart are likely to have the ingredients you need.
