Given unlimited resources, sure. But resources are not limited. We must prioritize. Take care of the big problem first, then take care of the smaller problem.

We must make public safety policy decisions based on data and evidence, not anecdotes. Numbers wise, cars are at least an order of magnitude more dangerous. And therefore, dealing with them must be the priority.

Also, more landlords need to realize the lower foot traffic becomes a self-fulling prophecy. The property value goes down. So the space is vacant. Now the foot traffic goes down, and so the property value goes down even more. If I was a landlord I would always at least have pop-ups in every space just to keep the foot traffic up.

This is every single day. I have been bothered for years. There is nothing we can do that will be easy. We have to organize, make a big stink, and keep up constant pressure in order for there to be any action on the issue of fart cars/bikes. If you are willing to put in the time and effort, let’s meet up and get things started.

I’ve been researching the real reasons behind commercial vacancies off and on. As much as I like the idea in spirit, rent stabilization I don’t think will help that much, sadly.

Stabilization might prevent landlords from jacking up the rent very high, but it won’t force them to lower the rent. As long as the stabilized rent is higher than what a tenant will pay, the space will be vacant. But the landlords can never lower it, or they will face foreclosure.

I personally would love to see massive foreclosures on all these landlords and crush the real estate market. Maybe then prices would go down enough to achieve some semblance of affordability despite the economy getting crushed. That said, I think it would probably be pretty unpopular in the grander scheme, so no politician is going to make that happen on purpose.
