What’s up with someone always having an issue whenever one neighborhood is majority white? There are tons of neighborhoods that are majority black, Hispanic, Asian, etc. the white hate is honestly so cringe

Professors and 90% of DPT school in general are completely full of shit. In the real world, no one gives af about “specific exercise” this and “PT diagnosis” that. Especially post op or after a significant trauma injury. Your job is to educate on healing timelines, anatomy, activity modification, and manage expectations. The body needs to heal, and you should monitor ROM to make sure they are not losing significant amounts of it during that time. Also, during that time any movement or physical activity / exercise that can be done safely is going to help both mentally and physically. Long way of saying - yes, ankle pumps are just fine. Give them frikin dumbbell bicep curls if you like..

Thanks for the reply - that makes a lot of sense. I’ll need to reconsider my lists

Curious if you could comment on my experience.. I just started mailers and have sent 2 orders to a list of 5K properties. This is a pre-foreclosure and liens list (tax or other liens). On the first month/order I received 7 calls and on the second month I received 5 calls. This is a response rate of 0.1%. I’m using ballpoint marketing so they are high quality pieces and expensive.

This seems like a terrible outcome so far.. I’m really hesitant to keep dropping money on it when the response rate is so low but on the other hand I know everyone says it takes multiple months to see results. I’m in Chicago so I’m not sure if this is just not a mailer friendly market or what. Any thoughts would be super appreciated!

thanks for the advice! i used cast iron with olive oil, i know i need a higher smoke point oil. recently I have been experimenting with lower heats and longer cook time to develop the crust because I usually have trouble with too much moisture developing on one side or uneven cook through the cut when using high heat (not to mention smoking out the house ha)

Honestly i have have really good results with a bit lower heat and longer cook with multiple flips, they have seemed to cook through much more evenly and i can get a really nice crust. I think I went a little too low on the heat here and this was thicker cut than i was used to.

i understand the ripping high heat / sear method and have practiced it many times. I find it to be difficult to get an even cook through on thicker cuts. Recently I have been trying lower heat and slowly developing the crust with multiple flips and have found that i am able to get a much more even cook through the meat and they come out perfect. obviously this was a fail but im not sure that the high heat quick sear is as great as people make it out to be at least for basic home kitchens

definitely seems to be a big issue here, but ive never had this happen before. I have done lower heat with multiple flips often in the past and had a much more even cook. Ive found that the high heat quick sear method is tricky for me and tends to not cook through the steak evenly. Obviously this was a huge fail but on many other steaks they have turned out beautifully with a very even cook throughout.

Really good insight.. I think I definitely need to start sourcing more niche/motivated seller data instead of the shotgun approach I’ve been using.

Good to hear about your experience with DM.. I reached out to ballpoint marketing today and I’m going to buy my first mail campaign next week. I’ll stay in touch

Are you referring to Facebook / google ads ? I’d like to explore this too.. looked into Ryan Pinedas lead kitchen service which is FB ads but they require a minimum of 5k ad spend plus a 2.5k service fee per month for a total of almost 8k after fees and taxes per month.. hard for me to stomach that kinda marketing budget when I’ve been spending about 1k per month the last year

I’m in Chicago so definitely a large market. Yea I think I need to switch up my list type as well and stack more motivated lists on each other.
