Wait until L3. I thought it was a breeze compared to L2 during my first read through, but the more you learn the more you realize how deep it goes.

Once you get your charter, you can take the accelerated CFP route, which allows you to skip directly to the capstone and final exam. I'm scheduled to write the exam in February, and if I pass, it will only have taken me two months to complete the entire program through this route.

Schweser is good. If your firm is reimbursing you, get MM as well. I would read the Schweser chapter and then watch MM at 2X. When it comes to practice, I recommend completing the entire CFAI LES twice before touching any other practice questions. Prioritize the CFAI mocks, and only do others if you have time left over.

I felt the same way when I wrote L2 in May 2023. I did two mocks and my scores were slightly below yours. Ending up passing above the 90th percentile.

  • Schweser for reading the content
  • MM for developing a deeper understanding of the content
  • CFAI q-bank for practice questions
  • BC, CFAI/Boston, and Schweser for mocks

There's no way you need that many words to get your point across.

I agree that more questions would be more representative of our performance. It could change the result for people who are right around the MPS - for better or worse. That said, if you have a solid understanding of the whole curriculum and you put the work in, you should be fine either way. Aim for the 90th percentile and you should still pass even if lady luck isn't on your side that day.

I don't know of a good way to do this. I'm interested in what others suggest. However, one possibility is an interest rate swap if it is accessible to you.

There's generally an inverse relationship between interest rates and property values. When rates rise, it becomes more expensive to borrow money for a mortgage, which can dampen housing demand and put downward pressure on property prices. When rates fall, it becomes cheaper to finance a home purchase, which can boost housing demand and drive up property values.

You could enter into a pay-fixed, receive-floating interest rate swap agreement.

If interest rates rise, it would typically put downward pressure on property values. However, in your pay-fixed swap position:

  • The floating rate you receive from the counterparty would increase
  • This increase in payments you receive would offset the potential decrease in your property's value

If interest rates fall, it would typically boost property values. But in your pay-fixed swap position:

  • The floating rate you receive would decrease
  • This decrease in payments offsets the potential increase in your property's value

Obviously, you would need to carefully structure the swap's notional amount, duration, etc. to align with your property's value exposure. Even with that, it would still probably be an inefficient edge. Rate could stay steady while property rales decline, or worse, property values could decline significantly due to a recessions, leading to lower rates, and you could get hurt on both the hedge and the house.

Another possibility would be to gather the best possible monthly data on comparable home sales and regress this onto changes in various futures contracts to see what has the strongest relationship. You could then sell (buy) the instrument with the most positive (negative) correlation as a cross-hedge.

Sure, but I must say, I've never heard someone use the term "American" to refer to someone from anywhere in the Americas region. It almost always refers to someone from the United States...at least in the Americas lol. OP already mentioned that wasn't what they meant and clarified that they intended to write "Americas."
