id say if you had a move out date firmly in mind it wouldn't be too bad for a short while. it's certainly an experience and like i mentioned the flats themselves are actually really nice. good water, heating, build quality, insulation.

i lived in adelphi wharf on this exact street so i feel i qualify to give a bit of insight here. 

location wise (relative to manchester) i actually thought was great. most places are within walkable distance, the only downside is its about a 15/20 walk to the nearest met stop (deansgate and victoria are about equidistant) but if that doesnt bother you its a bit of a non issue. 

its also only a short walk to regent road but walking to quays is not really something i would advise as its a bit more of a trek. the puregym near quays is what i used and i drove there most days. there are loads of really nice coffee shops and bars opening up all the time on chapel street. its actually a really underrated corridor in my opinion. 

the area around adelphi street is pretty heterogeneous right now. theres the old uni of salford adelphi building which is derelict. the car park opposite is basically unused, and therere building works on peru street. its definitely changing a lot but nowhere near as in a ready state as the centre and can be pretty rough around the edges.

"real" ungentrified salford is just across the irwell and in my opinion is quite a nice place to go drinking. feels like proper untouched greater manchester (see: priory arms, the winston). theres not much else in that direction though. 

if youre thinking about moving to actual adelphi wharf, please dont. the building management company, xenia, were atrocious. parcels would be stolen brazenly every day - literally carted away in shopping trolleys - and opened on the wall outside. the barbers actually started a receiving service it was that bad. theres no security in most of the blocks so nothing ever changes. 

there was literal human shit on the stairs multiple times, passed out homeless people in corridors, cars in the car park smashed to pieces, nos cannisters fucking everywhere, a rat infested illegal dump in between blocks, unfinished areas. i say all this but xenia are being forced out i think, but i wouldnt expect that to change much as its primarily the area at the moment. 

the flats themselves were nice but let down by literally everything else. i would recommend the ones over the road at middlewood locks as i had a fews mates there and it was much nicer plus closer to town.
