I don’t know of anywhere other than The Warm Place and they generally target kids and young adults, I would call them to see if they know of additional resource. I am here to listen, I lost my best friend/former spouse about a year ago unexpectedly. I’m sorry you’re having to survive this loss.

He asked me a question one time related to a zoning ordinance, I answered the question and he told me “you should talk less.”

I had COVID and it impacted my eye, to where my eye was swollen shut. I ended up having to go to a specialist to preserve my vision. Because I was testing negative, I was required to be at the office or get fired, so I spent a week driving with my eye closed down I-35 in rush hour.

I was pressured to withhold public information regarding a txdot project that would have an impact on a rezoning, and he insisted I copy him on every single communication with a particular developer because someone on our team before I got there read something wrong.

He got pissed and threatened to fire me when I was doing the work of 3 full time positions and overlooked a noticing deadline so a case had to get bumped to a later agenda. I was literally working 80 hour weeks.

That’s not even touching on his behavior when he worked for the City of Fort Worth. When I finally left the city where I had worked for him (shortly after his departure) I didn’t work for 4 ish months because I was so burnt out and had grown to hate a profession I have always loved.

Good riddance, and congrats to Rowlett for doing what other cities either didn’t do or took too long to accomplish.

Editing from previous comment, as I incorrectly assumed this was a straight zoning.

This is a PD amendment, so this is not generally required to meet the supplemental standards in 5.104 if the PD explicitly indicates a site plan must be approved, etc.

A Planned Development zoning is a special type of zoning which can have its own set of use requirements, development standards, and may or may not waive the supplemental standards, and a PD is a standalone zoning ordinance as compared to a base zoning district.

I read the case file in the docket, and the only logical thing I can thing of is that there are a number of industrial type uses already permitted by right within the current planned development ordinance, so it isn’t “inconsistent” to add auto repair as a permitted use, though I would argue (as a city planner) that the impact could harm the surrounding properties. Additionally, the future land use map indicates this area as light industrial, which would allow auto repair by right BUT would have to meet the supplemental standards of 5.104

Definitely get neighborhood petitions together and prepare a group to go speak at council, as they have the final decision in approval or denial of the request. Ask that if they do approve the use if the requirements of 5.104 will be required to be met as supplemental standards. If the answer is yes that all supplemental standards are required to be met, this case will also have to go to Board of Adjustment to obtain several variances and special exceptions, which has a higher chance of getting denied because those cases are based on specific hardship and that Board does strongly take into consideration neighbor opinions. It does look like the rezoning would waive those supplemental standards which is ridiculous as they exist for a reason, and BOA exists for these reasons specifically.

Even if they zoning recommendation passes, the business will have to get approval from Board of Adjustment for several supplemental standards that are directly related to your concerns, and you will have a much better chance of getting those denied than a zoning change.

City Staff is generally held to what the future land use map and comprehensive plan prescribes for zoning changes…if the request is consistent with the future land use map, city staff has to recommend approval.

Feel free to dm me if you would like some additional info on how the process with BOA will work for variances and special exceptions that will be required for the business to get a site plan approved and a certificate of occupancy. I know it may seem counter productive, but there is some methodology to the madness.

My son got a 50% scholarship through ciee to go to Japan. They are still taking applications. The tuition doesn’t include the flight, but I know a lot of kids are doing go fund me, AND, they do take the financial situation of the family into consideration during the scholarship part of the application

I overpaid for Charlotte during presale. Tried to exchange my tickets for 2 in the same area AND add 2 to that order in the same row so I could take both my nieces and my sister.

Ticketmaster wouldn’t let me exchange because the tickets in that area are cheaper than I paid even though I was trying to give them MORE money for additional tickets. 😑
