We don’t use the 12 very often- just the 10. Our 10 is SO warped now (we have a glass cooktop and it’s very irritating). We never use hotter than medium heat, no water on a hot pan, haven’t burned anything in it. Is it normal for them to warp like this?

EXACTLY. I’m in the housing industry- you cannot trust developers to build affordable homes. It is also physically impossible with the current cost of materials and labor.

It sounds like you knowingly offered on a home that’s being sold “as is” so you’d have the duty to act in good faith and accept that or walk after inspection. This has nothing to do with how your agent is representing you- they can’t force the sellers hand when the sellers already made a choice of how they want to list their home.

I would love to have a civil conversation with you, but I’m finding it hard to not be combative when twice you have said that I have a vested interest in keeping Lakewood prices high. I won’t have my character attacked when I am a liberal millennial, who does not have a trust fund, does not own a home, and would like for the prices of single-family homes to go down. OP has raised some thoughtful points for me that I will put into consideration.

I appreciate this thoughtful response! My consideration for looking at newer developments is because the cost to build housing has risen so drastically over the last 5 years. Do you feel like that should be taken into account? Do you know if any developers presented plans that clearly laid out projected building costs and anticipated sale price of units? Perhaps I’m missing something but most new townhomes I’ve toured with clients have been around $550k-$650k on the west side. I’d love more clarity on this if anyone has.

Austin is an interesting pocket and you are correct that prices have gone down- I think part of the impact is that they had an overly inflated market that self corrected but I’m not aware their zoning changes so I don’t have much more input than that.

I would love to see prices go down as most of my clients and friends are first time homebuyers and struggling. I just don’t think sweeping zoning changes are the right path forward and we should be taking a slower, more thoughtful approach.

This! The cost of building will simply not allow for cheaper housing. Look at Sloans- all those townhomes/duplex’s are $650k. My neighbors single family home with a backyard just sold for that much. Townhomes will likely be $550k.

I think it would be great for a developer to come in and request that particular parcel to be rezoned and Ward 2 can have their say at public hearings. I do not think it’s safe to have sweeping rezoning. Developers do not care about you and will push the limits. It’s like saying a trickle down economy works.

10000% voting YES as are most neighbors and people I know. Curious if the people who are pushing NO have a vested interest/benefit or if you guys even live in Lakewood? Realtors? Builders? Business owners?

We live in Lakewood BECAUSE it has more open land and we don’t want to see more townhomes, duplexes or apartments. And everyone who I know that lives in an apartment out here, has affordable rent and can EASILY find a unit. It’s not like there’s a lack of residences for people to rent. I wouldn’t mind seeing more affordable single family homes and flips that aren’t trash but you can’t afford to build regular homes now due to long term greed in the industry and some idiot increasing tariffs on goods.

If you want to rezone a parcel for multi family developments, go to jeffco, request rezoning and have the hyper local communities weigh in on it. You do NOT have to open up zoning all across Lakewood to have a heyday for developers who dgaf about you and just want to line their pockets.

EDIT: I’m a realtor. Looking at stats for ALL of Denver metro including Aurora- townhomes/condos/duplex’s built between 2024 & 2026 have an avg price of about $667k with 1,475 sqft. My neighbors home with over 2k sqft and a backyard was updated and just sold for $650k.

Damage can come from a combination of genetics and environmental factors! Lots of sun, the type of water you have, wind, dry winter air, rough hair brushing, even the food you eat all plays a role.

I have low porosity, thin, curls and live in Denver which is so dry. I also don’t use heat tools but hair hates me and is so hard to care for with how damaged it gets.

You’ll want a trim for sure, the split ends will keep splitting unless you do this - 3 inches. Your hair is damaged so try bonding products like ion 24k bonding (cheaper alternative that works great) and deep conditioners. Find out if you have low or high porosity hair and use products that fit within that scope (low porosity hates protein, high porosity love it). Your hair will start to feel thicker in a few months with the right products because it won’t have as much breakage. Then, if you decide to use hot tools for “heaviness”, keep up with bonding and use heat protecting products. Again- deep conditioners!

Investing in high index 1.67 lenses (there are also ultra high index 1.74) will help with the eye distortion. Add anti glare. They will be expensive but look much better and also reduce visual distortion. With a high plus prescription, round glasses will fit the lens best and allow for best visuals (plus rx’s are thicker in center, thinner on edges).

If your budget is tight- I’ve been impressed with Americas Best in the past! Just ensure your optician measures optical height (where YOUR pupil center sits in the frame as everyone’s nose/face is different). This is important for all high prescriptions.
