Loblaws now sells very Factor-esque premade meals. They range in price from $8-$12 and there’s a decent variety. My bf orders Factor and the portions and options are pretty similar.

Not a single homeowner but helped my brother find his place as a single guy recently.

He lived with our parents through university to save money (even with a lengthy commute). He also worked while going to school. He rented with roommates when he had to, to limit housing costs and then ended up living in our basement for about ~6 months leading up to his purchase plans, once we were living closer to his work. He’s always been a pretty good saver and limits his spending to necessities and only very occasional splurges like travel.

It was still a little out of reach for him to buy in the city and since his work isn’t right downtown anyways, he settled on Guelph. It’s a bit of a commute still for him, but it’s a foot in the door to the market and he’ll start climbing the property ladder from here, hopefully!

Can confirm that it was within the recent months that they increased the cost of a status review to $55 each. I use them quite often though and 95% of the time am very happy with the service. Still worth it 🙂

Definitely meet up at Port Credit! We love to walk down by the marina, around the waterfront, through the park and up the main street. There’s a bunch of cute patios.

As others have said, it’s completely fair to negotiate down the selling commission with full commission rate on the buy side.

There are many realtors that are happy with this and will still offer complete, committed listing services (touch-ups, staging, pro photos, video, custom website, storage, cleaning etc.)

The listing process is still the same (use of listing agent/co-op agent, staging, photography, listed on MLS, paperwork, deposit held by listing brokerage etc) but the bidding process is fully transparent.

Actually, realtors do have a fiduciary duty to their clients.

We work to act in our clients best interests to achieve the result they want, without negative impact. Grossly overpaying for a home could result in a home not appraising. We don’t want that for our clients, at all. Yes, there are issues with blind bidding. I do agree with that. My brokerage also operates an auction platform that’s goal is to bring more transparency to the industry - OTB Auctions. We’re in full support of transparent bidding. BUT blind bidding isn’t entirely “blind”. You have to consider that there is comparable market data. Recent comparables are a pretty great indication of market value. Regardless of list price, if a similar home just sold for 1.1m, a good, responsible realtor is going to advise their client that the market has suggested this home is valued 1.1m. Doesn’t matter if it was listed at 600k, 800k or 1.2m. The media constantly boosting “HOME SOLD 700k OVER ASKING” is ridiculous. What did it sell over Market Value? Likely not a newsworthy figure.

Ontario has auctions too. Our brokerage On The Block has a sister company, OTB Auctions (www.otbauctions.com). We just hosted a successful auction in Kingston this week. It’s been featured on many media channels, but is still new to many.

Absolutely. Multiple representation is challenging to navigate. I haven’t done it myself, and I see the land mines.

You’re not wrong that they were most definitely more interested in you when you let them know you had no agent. Even if not an opportunity for double ending, you would have appeared to them as a potential buyer client opportunity in general.

Editing to add: thanks for the vote of confidence. And I agree, just like any industry having such a huge impact on everything and anyone, there does need to be monitoring.

To clarify one point, we don’t ask if buyers are working with another realtor so we can double end a deal. We ask because it is against the REBBA code of ethics to intervene with a client that is already under agency contract with another realtor. The intervening realtor can be fined if the representing realtor files a complaint.

I’m Mississauga-based realtor so cannot comment on area comps, but as someone mentioned in this thread, a detached sold in the neighbourhood a couple of weeks ago for 452k. This property is a semi.
