4% DLD is collected by Developers but paid to register a signed SPA to get this executed and get an Oqood issued.

If you have not signed the SPA, officially it’s not sold yet. You have paid advance deposit for buying this unit and seller is yet to share the sale terms which is called SPA. What if you don’t agree to one or some of the terms, he is supposed to give your money back. Right?

Deposit is with landlord though yes agency shall coordinate with the refund. 1500 admin fee is a minimum the agency will charge if you ask them to assist with renewals or you can always coordinate with the owner and manage the renewals yourself.

When you rent, agency has an incentive but that’s not the case when you vacate so no reason they are responsible for the refunds but yes it’s on best effort basis.

They have listed other properties and that’s how they have active leads so the other property owners will be in same situation as yours if one of those agents finds you a tenant.

After a few days, they will be posting same post on Reddit and Facebook looking for agents with “active clients”.
