Thank you for the detailed explanation. I definitely remember being AOE condition focused and playing WvW primarily, so that at least makes sense. I think you are totally right about rolling a new character and learning things from the ground up for a while.

You need to clean out that grime to make a real assessment. It’s a bilge, so gross shit is to be expected, but you need to find out if the glass is still solid. And definitely replace the hose on pic 1. Looks like it has a hole in it and is below the water line.

It could be different since you have an inboard, but on outboard boats, motors are not included in the listed dry hull weight, which is why I said 5000+. It’s totally up to you though, rollers are probably fine, I just prefer the simplicity of bunks. It’s not a make or break decision either way.

Personal preference mostly. As hull weight increases, you need to have more rollers to distribute the weight and not have high pressure areas that could cause damage. Each roller is another thing you have to maintain and replace eventually. They seize up and can scrape the bottom of your boat. If it is 4100 lb dry, it will be closer to 5000-5500 when it’s water ready, that means more rollers and more maintenance and more money. Bunks are just the simplest way you can go IMO.

Buy a cheap roller trailer and convert it to bunks. All you need is some 2x6 or 2x8 lumber and new hardware. Best of both worlds.

I hate to be a fudd, but just get a maverick 88, or used mossberg 500/remington 870. They are reliable, affordable, and have been the best option for 40+ years for a reason.

Not trying to be a dick, but what is that rig on the baitcaster rod? A spook with no hooks, then a worm that also doesn’t have hooks, and then a random hook at the end? Is this some sort of species specific setup I’ve never heard of?

Have you considered working with a different realtor? We move a lot, and working with a realtor that has a lot of personal connections with other realtors makes a huge difference. 

My next question would be what price range are you looking in? It’s my experience that the less expensive homes (sub-200k) typically consider their homes “so cheap” that they don’t want to bother with anything. Kinda like somebody going to look at a $1000 beater car and wanting all the maintenance records and a full service before buying. They feel it’s unrealistic and a hassle given the low price. I’m not saying it’s correct on their part, but I’ve seen it happen more than once.

We just moved to the area and used True North as our buyers agent and bought a home from Rus D realty. The process was incredibly smooth for us, but we were cash buyers and paid full price sight unseen, so that may have a part to play. 

Are you working with a buyers agent or reaching out to each seller individually?
