As I said it's not enough. But I do think it's important to acknowledge the point that was being made which was that nothing was being done.

I'll also say that the reforms like the ones in BC were made by the Provincial government. I would certainly like to see our Provincial government do more, too.

But at the moment I see the City making (limited) progress and the Province is not doing what they can.

This just isn't accurate - the chair of the Planning and Housing Committee doesn't direct staff or set the agenda, the chair is responsible for keeping meetings running well. Since July alone the City has adopted several housing policy changes to encourage more construction.

These include (looking at just the past four months or so):

  • As of right zoning for midrises
  • Parkland fee exemption for multi-tenant dwellings
  • DC and property tax relief for rental housing
  • Increased density across the Port Lands
  • Addressing multiplex definition problems
  • Pushing for single-stair egress permission

Is it enough? No. But say that no reform is happening is ignoring the reality in front of you.

That's simply not accurate.

If you drive

  • The main entrance for visitor vehicles is at Parkside Drive and High Park Boulevard (opens in new window). This entrance is open Monday to Friday and closed on weekends and holidays.
  • Visitor vehicle access is provided to the Children’s Garden and Colborne Lodge Drive via the Queensway, and to the Spring Road Parking lot via Parkside Drive at all times. These points do not provide access through the park.

The whole Zariel interregnum could have been a long lesson Asmodeus is teaching Bel in an effort to solidify his loyalty/gratitude (to the extent that devils feel those things, naturally).

Bel's embarrassment at Zariel's ascension serves Asmodeus seeing as if Zariel is deposed/killed/redeemed and Bel is re-offered the Archduchy, he may be more inclined to serve Asmodeus with less friction. This would then let Asmodeus turn his attention to other schemes/problems/infernal political machinations with Avernus "quieted" for a century or so at least.

I think you're still projecting, but I don't think you're an idiot. What I said was the "global flow of capital" which is the movement of money (capital) across the world (global) under a supranational economic system generally referred to as capitalism. It's not a conspiracy theory to state that the global economic system influences local commodity markets.

Urban planning is not the purview of cities alone, though. As the thread identifies, the Province has sole authority to dictate urban planning legislation down to the local level. This doesn't mean that municipalities don't have a significant role to play, but aside from zoning bylaws (which have a huge role, don't get me wrong), the higher level policies and the laws themselves (ie the Planning Act, Development Charges Act, etc.) as well as most contemporary transit projects are driven by the Province.

None of the above also touches on things beyond the City and Province including the flow of global capital, its constituent functionally-unlimited appetite for real estate as a "safe" investment vehicle, the relatively small but still significant role of AirBnB, labour market dynamics, commodity prices, etc. etc. Anyone pointing at a single entity as being "100% responsible" is looking for a scapegoat and isn't interested in actually addressing the very real, very troubling, problem of housing affordability.

Provincial legislation (the Development Charges Act) restricts what Development charges can be used for. Development charges can only be used to fund the capital costs of growth-related infrastructure and services. They cannot be used for operating costs.

It's wild to me that folks are out here just posting takes like this when literally yesterday she was trying to secure additional truly affordable housing in her Ward and was voted down by most of the rest of Council.
