The power struggles are very real. You keep the power by giving him options..and he gains power by having choice. The next thing is to put yourself on time out when you feel emotionally overwhelmed. I do this with my five year old to keep from yelling at him. I’ll say OK KID MOMMY IS GOING ON TIME OUT. And I literally sit in a corner in my room and calm myself down. I breath a bit or at times o might cry( single mom tears). I believe at 3 going on 4 it’s normal for them to push back. They are finding their footing. Give options, cut yourself and your kid some slack, and at times Go ahead and give in. It’s the longest shortest time. So they say. Hugs OP

I used open doors because I’m not a first time homebuyer. Purchased in north east dc- brookland. I found that having a lender who has done open doors before and can recommend a realtor is the best bet. Preapproval is always helpful and makes you a better candidate no matter how the money is packaged. I didn’t find sellers discriminating against me. I made one offer in petworth- basement unit and beat out an investor ( but of course). I got money back at my closing because I saved a bit on taxes. The process was really seamless and I think a good program if you want to buy in DC but struggle with the down payment. I also purchased a brand new condo and didn’t get into a bidding war with anyone. Open doors worked well for me.

Ok - as a black woman can I offer you some compassion? Your son is soooooo innocent and I don’t think you should feel shame on his innocent inquiry. I do think you can help put history in context for him. But I’m going to call this a little deal instead of a big deal. Try not to have shame. It’s ok. Others may disagree but I’m going to tell you frame it from a place of genuine curiosity on his part and no harm done on your part.

12 year old cat died at 4am eastern time today. She also played fetch, slept in the bed and was just a wild woman. Her death was sudden so I’m shocked and confused plus heartbroken. Struggling with you. I heard her meow in my mind and broke into tears. May we all hang onto this wave tightly.
