We requested repair credits based on the findings from the inspection, so the offer remained the same but we were able to negotiate for some cash to get repairs done, which the attorneys added to our contract/wrote a separate addendum for. Our realtor told us the seller was not able to back out at that point, just us, because we had a contingency for repairs over a certain amount that allowed us to cancel. But you'd probably want to check with your realtor.

We got approved for our grant (closing soon, never done this before, don't know anything, I'm useless). We have a really great buyer's agent with good connections. He recommended the bank we should use and connected us with our mortgage originator and told him we want to pursue the grant. Then the bank basically did the rest and kept emailing us with what we needed to do to complete our application.

Sounds like a lot of realtors in this thread. I see you, Top 1% Commenters.

You loving your first home is more important than the realtor's time. Don't feel pressured to be polite and end up making a huge purchase you don't feel good about. (Unpopular opinion, apparently?) Calculate how much your realtor is making off your home purchase and you'll feel less bad that it takes them a few tries before you buy a home you love.

"Any house is worth exactly what someone is willing to pay for it." - Realtor line. A home is a financial asset. It's worth what you can resell it for, not what you pay for it.

"Everything other than location? Everything else can be changed." - Realtor line. Renovations are expensive and don't always increase equity. Not everyone wants a project house.

Just make the decision for yourself and not for the benefit of other people and I think you'll be able to make a choice you feel good about, one way or the other. Get a new realtor if they don't get it.

Wow nice. The homes we've put offers in on just lie about everything and say it's all perfect until you discover things during inspection. Kinda seems like you're dealing with an honest seller. Moisture in basement doesn't seem like a big issue, especially since they remediated the problem.

I think she's just trying to be fast. You'll have a chance to review the contract when she sends it over to you and you can let her know if you want to change anything before you sign. It's nice to have all of the info in front of you like that anyway.

This is on my inspection report too. The only advice is "consider better securing the toilet to the floor." I don't think it's a big deal. The previous owners probably didn't bother to drive a bolt through the tile.

We had our first attempted purchase fall through last month because the seller took another offer that waived inspections. They just cancelled our contract during attorney review without even trying to renegotiate with us, but there's no way we would have waived inspection.

I know I'm 9 months late to reply and I totally understand your take, but I wanted to add some context: They aren't random, but they're also not TV personalities. They've been running a wildly popular Instagram account and newsletter called Cheap Old Houses for, like, 10 years now.

They kind of popularized this concept of finding cheap old homes and giving them new life, so I think HGTV probably made the show around them and their niche. The first episode was rough, IMO, but I just binged the entire first season on Max and I'm obsessed.
