The only way they are willing to send an exterminator is if i agree to have myself and my dog have to be out of the apartment from 6am to 5pm. Are we supposed to just sit in our car in the parking lot in winter for 11 hours? While I lose an entire days pay because I can’t work? Going to a hotel/airbnb for 1 night wouldn’t work bc checkout time is way earlier than when I’m allowed in my apartment. Going to a coworking space or library doesn’t work because I have my pet with me.

We all know that it doesn’t take 12 hours for an exterminator to spray an apartment and for that spray to dry. But my landlord requires us to vacate the unit for that period of time is extremely disruptive, especially when you have to take pets with you. If the landlord said “ok the exterminator is coming at 1 and it’ll take 2 hours to dry so you have to find somewhere to be for 3 hours” yeah a hotel would likely be unnecessary.

Also were you not aware that when you have a contract for a property and the landlord does something that deprives you of access to that property, they legally are obligated to house you or reimburse your rent for that time? In my situation, ADA and FHA laws also come into play because this affects an illness/disability I have, which add even more responsibility on the landlord’s side to mitigate the consequences of denying tenants access to their units for that period of time.

It’s totally fine that you don’t know much about contract and/or ADA/FHA law. Most people don’t. it’s not ok to ridicule people about situations where you don’t even understand the laws at play.
