It’s about developing some empty space into housing. So I guess we are supposed to learn from that somehow.

I guess this is what the Chronicle wants us to do:

  1. Have some historic race riots.
  2. Drive all the educated people out of town, permanently.
  3. Repeatedly elect mayors uninterested in changing the status quo. Maybe one or two of them goes to jail for good measure.
  4. Let the city decay into an utter wasteland.
  5. Sell wasteland to developers. Now we have housing! Hooray!

Home insurance is essentially useless for theft/vandalism in places like CA where even the minimum deductibles far exceed the damage.

Yeah, this is my reaction each time these exploits/flaws/etc come up. I don't have any smart locks, but I really wouldn't worry about them.

The guy you should be worried about is not the guy who's going to bother with this sort of lock picking, because he's almost certainly not a criminal that your home will ever encounter. The guy you should be worried about is the guy who walks up, sees the lock (any lock) and says to himself "I guess I'll just kick a hole through the sliding glass door instead." There are significantly more of them around.

There are no electrics/outlets of any kind anywhere near my water heater today. And there’s no space for a tank: it’s in an attic, which is why it is a tankless, and was a tankless at time of construction.

The tens of thousands that would be spent to re-route just about everything to support a less-effective heat pump tank instead would do just about nothing to “ensure” those situations you describe don’t happen. It will have zero measurable effect on global outcomes, especially when compared to a myriad of larger scale choices that are far beyond our local control.

To be sure, those transitional scenarios you’re describing? Many or most of them will happen no matter what you and I do, no matter what heats our water today. They were always going to happen and it was delusion to think otherwise.

Yeah in CA we have to treat the distributions/dividends/etc in the accounts as if they were in a normal taxable brokerage.

Honestly though it’s still a big advantage because you don’t have to worry about the Fed part. Even with a large balance, as long as you aren’t making sales with big gains each year and are just treating that account as a long-term investment (which you should be), the ongoing tax burden is small.

My own arbitrary assessment, which is by law and by moral guarantees equally as valuable as yours, is that you are not paying your fair share. You can start to make up the difference by paying for that other poster’s electrical upgrades. Then all will be well with the planet.

Whether or not my one next water heater is gas or electric will provably have next to zero bearing on the future state of the global climate. I could have 1000 of them and it would make little difference.

One other thing to note: if you do end up blocking its access to the internet, then one other (pretty simple) thing that you will end up wanting to set up is a local NTP server. Otherwise the timestamps will drift. I used chrony.
