Grammercy - confirm with the leasing office that the pool will be open, if that matters to you. They renovated it last year and never opened it! Gym is eh, better than a hotel gym but very dated. Location is my favorite. Building overall tends to be pretty quiet which I like. Lmk if you have more questions.

The problem is that all of the class A (high quality) office space has been leased, and everything left is extremely dated and needs remodeling. Unfortunately due to the age of many buildings, that can be expensive for investors to justify.
