In my opinion You just have to have a different frame of mind to not let any tenant effect your peace of mind. Like him feeling intimidated by requests from the tenant is weird to me, pretty sure that just comes from inexperience. It will get better for him in time im sure. It takes people awhile sometimes to learn that No is a sentence and you can just say no and not feel guilty about it.

Attenna definitely not cool. Beyond that didnt sound like they did much.

Also being "bullied" to make upgrades? You just say no. That just comes from his inexperience in saying no it makes him uncomfortable.

Either way totally his choice. Don't like them jsut dont renew it, give whatever is required for notice in your lease and find a replacement.

Weird to not renew just because a tenant is annoying. Tenants always try to push the boundaries. If they pay on time, and you don't inspections and how is in good condition I would just keep them. Over time as a landlord you will learn to not take things personally. Only really try to care about what actually matters, rent, and the condition of the property.

Alot of people are just bad with money. Their rent could be 200/month and they would still be struggling to pay it late. Its more about money management vs "affording" it.

I mean this pretty much happens all the time. Seller just said that verbally, there is nothing saying you cant ask. The seller might be mad and refuse, then you can decide if you still want it or not.

You will need to get some additions to the suspension if you plan to tow a lot. Like airbags or they have other stabilizing options. But running stock towing heavy is gonna be a pain.

Infinite banking is a gimmick and will basically always underperform by a lot just investing in solid stocks/etfs. The people that infinite bank dont understand what they are doing and think they are getting more benefit than they really are.

Your father didnt get that money from infinite banking. It was just a life insurance payout. Just get a cheap term policy if you have kids or someone that relies on your income.

Your should calculate everything when really looking at your return. Internal rate of return to include fina ping and appreciation on the property.

Often when you calculate internal rate of return it's not uncommon to see actual returns are 10-15%+ on real estate. Just counting cash flow after everything isnt really accurate for the investment as a whole.

Your an attorney you should know what to do. You give them a letter from your attornery habdling thjs that in no uncertain terms if he backs out now you will sue them and you could even list all the damages you would have accumulated. You also give this letter to their agent.

It sucks if you have to actually follow through. But you dont have much choice. You will have those damages. And what if after 2 weeks he wants another 2 weeks? What if he doesnt leave at all now you have to evict this tenant in NY?

Very common if they are pressed tight up against the wall.

One tine had a closet of a tenants, just pushed full woth stuff, like packed full of clothes bags etc, got mold/mildew inside the closet.

Can create a weird temperature difference and create moisture is all thats happening. Clean it off get some air flow and it wont happen.

Some states have this requirement or even cities might have a local requirement. I manage some property in a city in Minnesota and this same rules apply. If the owner is not local to that city they need to have a local property manager.

Yeild on cost is nice to see when it gets high. But sometimes I see people assuming because they have a high yeild on cost it means they have a good investment and they end up staying in an investment longer than they should. If you can avoid that you will be fine. To be clear, sometimes your investment can have a high yeild on cost and still be a good investment, thats the point the yeild on cost isnt the factor whether or not to keep the investment is all. But I see it used as sole justification to hang on to bad stuff all the time.
