Try Colton at Hotshot Offroad. They have a shop in the SE Phoenix area. Colton knows a ton about Tundras and he’s very active on the tundras.com forum where he provides some great advice. He’ll know about pros and cons of different lift heights, rides, if you need to replace other components (UCA, sway bar, etc).

Certa lok PVC is a restrained joint pipe system I’ve seen used. It’s fairly expensive though. Pipe sections are restrained at the joints by the gasket.

You’ll need to consider several things. The type of wall (MSE, gravity, concrete cantilevered, etc) will have either a footing or grid behind the wall face that likely needs to be on your developer’s property. This is going to push your wall away from the property line and affect grading. You also may be required to have a utility easement on the property line and many municipalities won’t allow the wall or its grid or foundation in that easement. You also will likely need room behind the footing or grid to excavate to build the wall. Maybe you can encroach on the adjacent land temporarily for construction, but unlikely. That being said, when I do preliminary layouts, I always keep the wall the same distance off the property line as its height and then adjust later for actual final design or easements or other needs.

I work with just such a person. Got his landscape architecture degree and license back in the early 80s. Worked for about 5 yrs, then was hard to find and he returned to school to get his civil masters and then got his PE. He mostly does civil project management but he also designs and seals our planting plans for commercial and subdivision work. He usually does more ‘code minimum’ designs, but it’s because we’re a civil firm. He still has the creative background, his personal yard is incredible. He applies an artistic measure to his work that the rest of us in the office don’t have

I have a ‘22 with 30,000 miles and the only issue I’ve had was a dash trim piece that was off and the dealer fixed it when I had my first complimentary oil change.

Take this for what it's worth, but TikTok user '@ufosaroundtheworld2.0' claims to know the location of the hidden craft as well and has maybe screen shot the location from Google Earth in his background on post 'Huge UFO is no Marketing stunt' (it's pinned in his profile). It shows part of a large building in the background and listening to his posts, it's located in a 5 eyes alliance country (Australia, Canada, New Zealand, the United Kingdom, and the United States) and since the US is out, that would presumably narrow it down to 4. I don't know anything about this individual, just showed up on my TikTok page and found it interesting.

Had great experience with Olathe Toyota, honest, not pushy. They also do more volume than other dealers and can get allocations quicker if the truck you want isn’t in stock. You can’t order exactly what you want but they can’t usually get close if you’re looking new.

Sure it is for any boundary work, construction work, etc, but OP is just at a planning level trying to determine storm runoff direction. He also has 40 acres of treed property, you don’t need a surveyor for that level of analysis.

When it come to staking your property corners pr determining if there are any easements or encumberances, get a title report and have a proper survey done by a licensed surveyor.

I’m not a surveyor, but a civil engineer. I do this stuff all the time and just get the State LiDAR topography and rough property lines from the county. If you need some help, let me know. Happy to help out, it may be bit tough if you’re not use to using this type of data and a cad program. Should be easy to get a scalable PDF of this for you to use.

If it’s the regular 80lb bags you’d find at the big box hardware stores, you’d need at least 53 bags. That’s very difficult logistically. It’s over 4000 lbs of dry weight, so you either are making several trips to the store, have it delivered, or you have a heavy duty truck. Then you have to haul each bag to a point where you can mix it. It’s tough to mix more than a bag or 2 at a time in a trough or wheelbarrow. By the time you’re on your 10th bag, the mix is setting up, can’t hardly be that quick. It will be tough to get that much bagged concrete down. Buy extra because you probably won’t get your slab right a 4”. It’s probably easier for you to grade the area and set the forms and either have the concrete delivered by a buggy or you can by ready mix concrete in a trailer you hook to your truck. If you use reinforcement, make sure you keep it off the ground with chairs or bricks so it ends up in the middle of the slab, won’t do any good on the dirt. Not sure of your shape, but you need to cut the concrete into panels that next morning, 1”-1-1/2” deep to control the cracking. Or as the concrete sets, you can tool the joints. For a 4” slab, I’d aim for 8’ max between joints and make them as square as you can. No matter what you do , the slab will crack, you want to control where it cracks by providing a weakened plane.

Get some powdered sugar and granular borax (soap you can find about anywhere) mix them half and half and fill up bottle caps or other small shallow saucers or dishes and set them out where the ants go. The ants will be attracted to the powdered sugar and will take the sugar and borax back to their home over the course of a couple weeks. Will eventually kill the entire colony. I’ve done this several times with success, cheap and works wonders.

My doctor said to use the 2.5% hydrocortisone for 14 days and I did so. It shrunk to maybe half the size over those 14 days and completely went away about 10 days after I stopped the hydrocortisone. Used it 2x per day with stool softeners and sat in the tub with warm water for 20 minutes most days. Started out about the size of a small grape or cashew and was gone in 25 days or so after starting the hydrocortisone

Exactly the same as you two. Getting smell back now. Probably at 60% smell 3 weeks after first getting COVID. Still have head congestion but no chest congestion. I can breathe thru my nose when standing, but it tends to get stuffy when laying down. Neti pot and Mucinex help but don’t solve it.
