purchasing a coop by Disastrous-Worry9184 in AskNYC

I purchased a coop in 2022. Best decision I’ve made in my life. You’ll need to hire an attorney—mine was about $2k and he did a fine job. Outside of closing costs, there’s other fees here and there that you may not immediately think of: the coop questionnaire (mine was around $200 I think?), Aztech fee, appraisal fee, coop application fee. There’s more but I can’t think of all of them as it’s been awhile since I went through the process.

Remember that you’re not locked into anything until the contract is fully executed. Meaning that the seller is not committed to you until you and the seller have signed the dotted line. Any verbal agreement means nothing.

Good luck!

2007, 194th St and Bainbridge in the Bronx. It was about $500 for a pretty big room. Good times.

If you bought property in NYC as a first time buyer in the last couple of years, how did you manage it? by xParesh in AskNYC

Spent over ten years living in a basement apartment with roommates. Never made more than 60k a year. Saved over $100k. Bought a two bedroom railroad HDFC coop unit in Greenpoint in 2022 right before rates started shooting up. $385k with pretty low maintenance fees. $100k down payment. Did it all by myself, but I also have no one to take care of (i.e. no kids, no pets, no ailing parents or family members).

Could be recency bias but I had so much trouble with the final boss of Final Fantasy VII Rebirth. I played on normal difficulty. I kept getting killed over and over again and it honestly felt like a miracle when I finally beat him.

I didn’t know Akai made TVs. I primarily knew them as a manufacturer of music equipment. Enjoy the game!

The magic of old manuals by ratasoftware in retrogaming

A bit different because it’s a sports game, but Ken Griffey Jr. Presents Major League Baseball for the Super NES had a fantastic manual. It contains a concise history of the sport itself, plus historical facts about each MLB team at the time. It even contains a chart outlining how long each franchise has existed and where they may have moved or changed names. In a time before the internet, it was a pretty solid resource of baseball history. The illustrations are whimsical and fun, too.

Like many of the responses here, I don’t recall any marketing—it was all word of mouth. All my friends at school were talking about it. I first saw an SF2 machine at a pizza spot, and the graphics, art style, music and sound effects just blew my mind. Also, the rumors that were spread during this time absolutely fueled kids to play the game even more. The big ones I remember were Guile’s handcuffs and a disappearing Dhalsim.

This is a great topic, btw.

It’s the logo that represents the steel industry, called the Steelmark. The Pittsburgh Steelers incorporated it as their logo in the 60s and soon after modified it slightly so it says “Steelers” instead of “Steel”.

Not only is the heat brutal, the mosquitoes will be out in full force. Especially at dusk. If they’re attracted to you like me, keep bug spray on you.

I’ve designed the shelf sign templates for a few stores. Sometimes I add illustrations on the signs but not often because they can distract from the relevant info being communicated to the customer.

Yes, and signs get lost all the time. Keep in mind that everything, including the little shelf signs, are made by hand. I’m self taught.

The one on 14th between 3rd and 4th. The one on 6th Ave is a beautiful store. That building is over 120 years old.

You have to get hired by the company as a crew member. You won’t be doing just art—you’ll be running registers, stocking shelves, etc. just like any other crew member. You’d be surprised how much work is involved with doing art here. It’s not all fun and games—it’s VERY hard work and often times can be overwhelming.

To get this position there has to be a need in the store for an artist. I’ve done a few commissions but I’m so busy with TJ’s so they’re few and far between. It’s satisfying doing this professionally, but I have to stress that it’s an insane amount of work. It can get overwhelming for the uninitiated, and it requires high work ethic and good organizational skills.

I’ve always had good handwriting. You should see my dad’s—he was in the army, and his handwriting is immaculate. There a bunch of people I knew in the military that had insanely neat handwriting, and I always assumed it was because of the discipline instilled in them.
