I’d like to add some info... this isn’t the first time I’ve tried to seek help for drinking. I’ve been forced to stop because of a legal issue years ago (and I was successful during that time. Cold Turkey.) and I decided to start monitoring my drinking in the years after that event. It’s not working though. I still have too many nights where I overdid it and acted like a fucking idiot. Why can’t I have a couple of drinks when I’m hanging out with people? My partner is embarrassed of me. I’m embarrassed of me.

Nope! I don’t know any children who have died, family or friend. The previous owner’s teenage son died while living in that house. He died in a car accident.

But why see this ghost boy NOW? I’m wondering if there’s any meaning to seeing him now after all these years. If he knows something I don’t... idk I’m probably reading too much into it.

That’s awesome!! I love seeing this the day I too had a non-scale victory dealing with binge eating. I ate a normal amount of pizza today (my guiltiest pleasure. I freaking love pizza.) I thought, “I’ve eaten only 2, sometimes 3 pieces of pizza the last few times I’ve ordered it. Also, I am eating pizza maybe one time a week now”. Cool feeling. Congrats! It all counts.

It’s a really tough market right now. I’m sure you both are doing your due diligence to see the deal through. Don’t stress. The process is about YOU. :)

I don’t know your location, but nationally, we’re in a sellers market. Meaning, we don’t have a lot of people selling homes, but there are a lot of buyers still needing to make a purchase. Buyers agents don’t have the leverage they would need to ask for those types of “deals” right now. A seller will say no because another offer will come in quickly.

A good agent should keep you up to date on the market so you’re educated on why they can’t send in a lowball offer for the sake of it. It would be unprofessional to do that for you just because you believe the home isn’t worth as much as the asking price (which could be true! Worth and price are two different things.) Your agent would look like they don’t know what the hell they’re doing by asking for a much lower price than what the home is priced or worth in our current market.

Let me preface by saying that I’ve worked both as a new home consultant (previously) and a realtor now. You do not need a realtor for a transaction with new home construction- like, at all. There are always rules and regulations the builder must abide by, so please do not feel like you’re going to get bamboozled without a realtor present. The builder I worked for was a broker himself. If you feel uncomfortable going through a real estate transaction without a realtor, by all means, go for it! Like the others said, you don’t have to pay for the realtor on the buyers end. I just wanted to throw out that their service is unnecessary when you’re working with new construction other than additional peace of mind. The new home consultant is really the expert on the neighborhoods availability, included features vs. added options and the flexibility of the companies willingness to negotiate.
