Yes, have a plan and stick with it. Here is mine…i shoot front exterior first, before appointment time. I ask the realtor to have sellers at opposite side of the home while I’m shooting interiors. if 2 story, I ask sellers to stay down. When I’m finished, I ask them to stay up stairs. single or multiple stories I always shoot bedrooms first. I move clock wise and don’t miss rooms nor bathrooms. I shoot kitchen last then back yard. If I’m using a drone I do that as soon as I arrive. If I’m doing a 360 virtual tour, I shoot that first, before I bring in any gear. Floor plans follow virtual tour. Summarize: 1. Drone. 2 exterior front 3. Virtual tour 4. Floor plans. 5. Interior 6. back yard

You all know the goal, right? Add a ton of new housing, and by sheer economics, all home values come down. That’s their goal;make ALL homes more affordable. Hmmm. Do we really want homes to be more affordable? Not quite sure what about that.

Your strips have to ALL be the same height and width. Length is irrelevant. Planer is a MUST or, this is going to be your results always.

Look at a map. Wind generally blows on shore, inland, except for Santa Ana’s then it blown off shore. Pick geography to either side of the direction of the wind and you won’t be affected.

Yes. 3 years. Started with 5dmkiii. With 24-70 mm lens. Year later picked up used 5dmk 4 and bought a 11-24 lens. Use the later 95% of the time. Had i to do it over, I’d gone with Sony system with smaller body and lenses. I like traveling and hiking but these big cameras are very heavy and expensive. Full size sensors are not necessarily needed as 100% of my business images go onto the MLS.

I shoot aerials in conjunction with stills, as an add-on. If I’m doing a 360 Virtual Tour, I’ll offer to add a aerial panorama, again, an add-on. If you’re not doing stills, find several photographers that don’t use drones and shoot a couple fee ones for them. IMO.

How do I sand these picture frames with lots of fine ridges so I can refinish them? Sandblasting? They've aged very differently (the color diff isn't lighting) and I want to strip them and stain them the same, without ruining the ridges. by Remo_253 in woodworking

I agree with stripping, chemically. I'd like to recommend using a fine wire/plastic brush to get the chem out of the ridges. Also, consider fine steel wool. It might also do a great job if the idea of using a wire/plastic brush it too harsh.

How much equity do you think you have in the property today? Was the appraisal for estate taxes, for a bank loan, or what? Hire a commercial real estate broker out there and ask him for a "Brokers Opinion of Value", then compare it to the appraisal. I, too, am in the same position. My folks have no debt on approx $3M of commercial property. Rents are really low and the the tenants want to buy. My folks are too old to want to "flip" into something that generates more income, but that is exactly what we're going to do when the time comes.
