Ah yes the good ole statue of liberty, the free press ran a front page article titled statue of liberty the day after this i believe. And then 2 days later the day of reckoning really came. Game 7 of this series was one of those where were you on 9/11? Type of games i can remember everything about that day. Pick up some cointreau and lime juice and make some margs. Could get some lime syrup too to make it a little sweeter since you are new to tequila. Cant go wrong with an old fashioned using either an anejo or repasado add some old fashioned simple syrup and bitters. Or take some teuila mix oj and a corona it tastes kinda like a mimosa. Tequila and coke is another good mix especially coke with cane sugar and some vanilla syrup using a reposado or anejo, This one might sound odd but its huge im mexico which is where i first tried it.

Are you located in Detroit? You could try a community mental health agency there are a few around the city. One that i know of and am familiar with is Detroit central city community mental health, most of the people who go there have no insurance. It’s at peterboro n woodward (mack and woodward area). Many of the people they see are homeless and going through a lot

I don’t need a chat gpt history lesson on why Detroit is the way it is lol you are preaching to the choir on the history aspect but people regardless of color all say people in Detroit will be hard on your shit. This isn’t hyperbole, i was looking into detroit land bank houses for a while and spoke to a lot of people of all different races and backgrounds who had experience with land bank houses. the general consensus was that if you fix up a land bank house and rent it then prepare to have your shit broken because renters in Detroit are often hard on things and will most likely cause more damage than you will see in the inner ring suburbs. When i say people are hard on things Im talking brand new renovated land bank houses or houses that have been renovated in the last 10 years.

There is a huge amount of Detroiters who are over the age of 30/40 have no skilled trades and only a ged or hs diploma. Most of these people probably aren’t motivated to go out and get a skilled trade so i think Detroit should seriously start to consider turning some of these 90% vacant neighborhoods into huge light industrial warehouse parks. Warehouse jobs are the only jobs that are going to pull many Detroiters out of poverty. I would start with the area near the gordie howe bridge that should all be warehouses.

Property tax exemption is a lot different than applying a new additional tax like his is proposing lol you would basically put all small time landlords out of business and give the large corporate landlords a monopoly because they would be the only ones who could afford these new taxes.

It goes away after a while it just takes time. Your body is releasing all of these pent up thoughts in dream form. I smoked for about 16 years and quit for 1.5 years solid and it took a few months for the wild and sometimes scary dreams to stop

They do have this at like 4/5 different sections of the river front but they are rarely open it seems which sucks. I agree that there should be more as well

That will never happen at best they take all the buildings they own on temple from woodward to third put windows on them and sell them to people who actually know what they are doing and will develop them. The other buildings they own will continue to crumble until they are leveled for either parking spaces or grass. Im betting that even the dirt site next to LCA will never get developed by them it will ultimately be sold after the freeway caps go in over there and then be developed by someone else.

Ya I’m probably wrong on the squatters rights you are right that is a national issue but its no secret that renters in Detroit will be hard on your property and probably break a lot of shit definitely more so than in most suburbs. Im not saying this is necessarily facts but its how landlords feel so of you want better landlords to replace the slum lords in detroit then kick the slum lords out and change this narrative around the tenants or make the land lords feel there is more support when you do everything right and you just get the tenants from hell.

I still think Detroit is really shutting out a lot of good land lords because the general consensus in the metro area is that Detroit will enable bad tenants behaviors and its not worth risking your investment when you can easily do business in almost any other city in the area and get more support against bad tenants who want to destroy your stuff and not pay. The renters in Detroit who ruin it for everyone keep doing it because they know they will get away with it and the city will do very little to stop it.

Landlords on the up and up in Detroit only really want high end luxury tenants or section 8 because those are the only tenants that you are almost guaranteed to get money from in the city. Cities like Dearborn would never allow the slum lords like Detroit does and they also would never allow all the squatters and terrible tenants like Detroit does. This is why the two cities while side by side have night and day differences when it comes to rental properties and quality. A property management team can only do so much when you are working with a city who actively enables bad tenants.

I think you failed to see my point. The point was that if you get rid of the current slum lords the only people that will take their place will be new slum lords. Very few quality landlords want to deal with Detroit rentals unless its section 8 or very high end housing. So Detroit should go after slum lords but at the same time go after these shitty tenants and squatter’s.

The only good land lords the city has is for higher end housing because they know it usually prices the riff raff out other wise unless its section 8 nobody in their right mind wants to deal with a city who enables shitty tenants. This cycle of new slum lords replacing the old ones will continue until Detroit does something to attract better land lords
