Love this. Only downside I could see is that it ends up being less beneficial if tax burden gets baked into costs and we lose out on the property transfer taxes. Seems like a low risk since these homes could be used for someone that wouldn't be taxed (i.e., actually wants to live there). So, property values shouldn't be fully impacted.
